Bad AC, clogged washbasins.
Cons:

Both washbasins on unit 310 and unit 525 are clogged and not draining water. AC on unit 310 is very noisy so we had difficulty sleeping.

Budget friendly, could be better.
Pros:

Location is ok, everything else could be better though.

Cons:

Aircon was very loud, decor in rooms was very old & tatty, hotel isn’t great but also not so expensive, budget option.

Excellent location and a clean hotel.
Special thanks to Filipina Manager and the female hotel staff I don't know her name who resolved the issue by talking to local scam taxi who asked extra money of his delivery!

Overall, a good stay with the family. The manager during the time of our check in was very helpful.

Location is somewhat good being near SM (though there's no direct road connecting the 2 establishments), there are pharmacies too nearby.

Cons:

The aircon was noisy. The cr lock is broken.

They claimed I have 2 room reservations?! So I didn't get the studio I had booked and paid for : (

Cons:

I got a room where the shower pressure was weak and water was only cold. The hotel had internet but not in the room. The TV and safebox were broken. The hallway noise was loud!!! : (
