Pros:

The hotel is a decent property but the location is misleading. The rooms are spacious and decently maintained. The breakfast is also okay.

Cons:

The location is misleading. It says Miramar but is far from the main road and the approach road is pathetic. The overall upkeep of the property could have been better.

Felt a bit fooled with the description of property by its pictures and prices(prices appear high for what is offered).
Pros:

Rooms are spacious. While facilities are basic and decent, there is a lot to be wished for but room wise I would say no complaints.
Breakfast was good. Decent buffet.

Cons:

The property is like a building with in-house restaurant but no bar (imagine that in Goa)!!! The views are road views with just one room which have some view of the shore side. It is not Miramar beach… Miramar beach is 2.5km away so not practical. No ambience of the hotel so seems confusing when market as fern residence-Miramar beach… that appeared to me intentional misleading.
Staff at restaurant are young kids with no experience of hospitality. Lot of improvement desired in that area.
No beach vibe at hotel.. better to look at other resorts if you at looking to enjoy Goa in its style.

Pros:

The Calmness in and around the property. It's away from the busy area.

Cons:

The name Miramar is misleading. The property is not in Miramar. Though the food served was very good, was expecting more variety.
Have stayed in other Fern properties. This does not match the Fern benchmark.

Given a choice at this price point we would not stay here again
Pros:

The service was good.
The hotel was clean

Cons:

We did not have breakfast as it was costing 300+ extra.
The location is actually in the cusp of Caranzalem-Taleigaon-DonaPaula .... definitely not Miramar as advertised.
The access road is also closed for drainage work and one has to detour 2 Km to reach
The rate we were charged is around 30% more than similar hotels in the area
