Small things like cleaning of glazing and undertaking repairs on the operating floors
The staff were very polite. The room had an amazing view, the food was excellent (with the exception of green salads which seems to be a challenge all over India). The hotel was within walking distance from all amenities in the town. Housekeeping service was top notch. Restaurant servers were excellent and the service was in fact five star. Food quality by Chef Himanshu was also five star.
When I called for reservations directly, I was told there were no rooms available from the 17th to the 18th but I was able to later book one on booking.com for the same day.
For a hotel of this rating, it is expected that there is single brew coffee maker (Drip coffee, Kuerig, Nespresso) in every room, but Valley View had instant coffee instead. I ordered coffee from the restaurant and they served me instant coffee as well. I find this to be common in India for low star hotels but wasn't expecting it from an ITC group hotel.
There were cockroaches in the gym. In fact, I killed one while I used the gym. The equipment and the gym itself could definitely use an upgrade. ITC hotels in Bengaluru and Mumbai have better gyms and gym equipment.
Although, the floor of the hotel was mopped everyday, there was a weird smell similar to the smell of an Indian airport toilet. Not sure what it was.
The staff are very polite but the security is an overkill, especially in Manipal. Taking full payment for the rooms on check in is a practice surprisingly noticeable in some parts of India - Pre-authorization is a common practice all over the world except India.
I was locked out of my room because the electronic key card access panel ran out of battery. Not sure if it is something that could've been checked before releasing the room for check-in.
Really good hotel & value for money

The location was really perfect. Close to all the eatries and right on the main road. Property is beautiful and boasts a good pool and a great restaurant for dining. Staff is polite and very courteous. However they don't help when you need it or provide a solution.
There is seepage in rooms and not just one but pretty much most of them atleast on the first floor. It was clearly visbible with a big spot in the room I was provided.
The other thing I didn't like was they didn't pay attention to my request of keeping it quite, other guests on the floor were creating a big ruckus. Having a party with open rooms, but the front desk just said sorry. No offer to change rooms or asking the other guests to keep it down.
It looks like cheating the customer with ITC name by providing facility and service of a substandard 2* hotel. The room size, quality, breakfast, staff, parking, all seemed very uncomfortable for the premium price we paid. The coffee machine was broken for a week and no one bothered to repair it. They were instead providing Rs 2 instant coffee pouch. The rooms were small, the bathroom was even smaller. There were only one combined shower gel+shapmoo which is of poor quality. The breakfast menu were decent, but nothing seemed fresh. We thought it will be of decent ITC standard, but completely taken a back with the overall standard. The cost of the room in a place like Manipal is 15k per room would mean a 5* hotel, but it was like 2*.

The location and ambience is excellent and we loved the staff behavior set up of the rooms in the 3rd Floor .
The view was excellent .
The fountain was nor working and the swimming pool area may be enhanced with new recliners which are in the Pool .
Location is amazing very close to Mahe campus very approachable to major place of the city

The restaurant Rangoli - there was a manager who asked us to get from a table since we were just 2 of us … Inspite of the whole restaurant being by empty.

Room was good and good welcome snacks.
Food at Breakfast as well as at dinner were not good. The spread of Buffet Breakfast was not upto ITC standard very average and taste too was poor.
