Location, Price, Cleanliness Plus Walking Distance to Town Make This An Outstanding Value.
Pros:

The breakfast, a buffet style stroll was mostly cold items, e.g. fruit, cereal, hard boiled eggs, muffins. However, a waffle grill and batter was available. The breakfast area is in a separate dedicated, well-lit room with tables for mostly four guests.
Our room was very clean and the shower superb with easily regulated hot water that one could turn on without having to step in to regulate.

The front desk staff were very friendly and helped us with directions to local restaurants which were in walking distance.

Even though the hotel is located very near a busy highway, a two lane secondary road made reaching it very easy to reach. Ample parking is located right outside the lobby door. The hotel's back door is close to a cement pedestrian walk right along the river.

Cons:

If we're ever back in Pagosa springs we will definitely stay there
Pros:

Breakfast was very nice the staff was awesome room was very clean but I wouldn't really consider it romantic but we enjoyed our stay there very much

Quick in and out
Pros:

The staff was very pleasant, the room was clean and nicely decorated, the bed very comfortable.

Cons:

The inn is fine, but certainly not worth all of the "hype" with high ratings. For what they charge (over $200/night), one would expect something more than your basic inn. The breakfast was not worth talking about...

Don’t expect a restful night of sleep
Pros:

We stayed here for the location and the fact that a last minute trip did not give us many options. Stayed in a comfort room. I think they probably do the best they can given the fact that it’s an old motel. But the room smelled of a string citrus when we checked in. Opened the windows to air out. We skied all day and came back to a room that smelled moldy so I suspect they use the spray to cover the smell. Wish I had not closed the window!

The mattress was comfortable but the bedding is very worn and smelled old. Pillows were equally bad.

The heat also kicks on loudly at night and wakes you up. That is if you were asleep to begin with due to the thin walls. Very easy to hear everything going on around you. Lots of slamming doors early in the morning.

The bathroom was clean which I appreciated but the rooms are just worn out.

There is a free breakfast but it needs a little TLC. Peanut butter left open with a knife in it. Minor but kind of gross.

Had intended to stay for two nights but checked out after one.

Comfortable room in great location.
Pros:

It was so nice to go to the Riverwalk right behind the hotel. I also walked to adjacent brewery for good beer and to a great Mexican restaurant. The bed was comfy.

Cons:

The heating unit was noisy.
