The location of this hotel is perfect. Coming from KIX, the airport bus stops on the opposite side of the road so you only need to cross.
There are numerous conbini within a 5-7 mins walk and Kyoto bus and main train station are just as close by.
The staff here were pleasant and helpful when I needed to ship my luggage to Tokyo.
A couple of areas to improve though, behind the TV was very dusty (I had a Chromecast that I wanted to plug in but didn't in the end), bathrooms need toilet brushes and there should be a mechanism to override and remove clothes if someone has left their laundry in the machine.
My biggest gripe was there are 4 machines in each of the laundry rooms (2 in the main building and 1 in the other)..the hotel caters to a large number of people so it's very selfish when someone leaves their washed and dried laundry in a machine for 91 mins (it poss was slightly more but when I checked a while later it had been removed). As you lock the door with a unique 4 digit number , reception are unable to do anything. It would be helpful if the system was changed to asking for room numbers (over a unique set of numbers)or your key card was used to beep and secure the machine. This would enable reception to trace people and call them. It seems ridiculous that reception can not do anything ! It was quite annoying as esp when other machines are in use
We found this place to be our best stay other than the washroom (explain below). We stayed 8 nights. It was ultra convinent and about 2 mins to Shinkansen gate for our day trips from Kyoto. Right below the entrance is a 7-11 to pick up snacks and drinks before heading back for a good night's rest or on the go in the morning. The other two things that really shone for us were the cleaning staff and how meticulous they were at cleaning and you become spoiled, as were so disgusted the moment we arrived to our Tokyo hotel seeing grime and mildew. Next what we thought was amazing were their Japanese breakfast buffet. Great quality and variety compared to the 3 hotels we stayed in Kyoto from past trips. Beds and pillows were comfy and we fell a sleep non problem every night (our room did face the interior so no view and no traffic noise). Now the one caveat is the washrooms are small! I wonder if the future renos (noted for 2026) will fix that. Toilet faces a wall with about 1.5' of leg room at most. If you're over 5' 10" you may find find it crampy (literally) as my son experienced. We made use of the laundry facility that was convinent and browsed manga from their library. We never found time to use their spa though I did see a lot of guests go, not our thing after a hot summer day. Definitely return to this hotel in future for the convinence to Kyoto station, cleaniness and amazing breakfast buffet.

The stay at the hotel was great, Kyoto is wonderful. The hotel's location is fantastic, directly across form the airport bus depot. Th breakfast buffet is well stocked and offers some nice local options. The only problem was that we had three people, and the double room was turned into a triple by putting an extra bed in. We cold not easily move in the room. Staff was friendly and nice. I would stay here again if we had one or two people.
Excellent location if you are in Kyoto as the train station is very close by.
It’s a basic hotel with a nearby metro station, which makes it very convenient for visiting Japan. The breakfast is very good, with local food. I loved the public bath, very spacious and equipped with all the comforts. The only thing they should improve is allowing early check-in, even if it comes with a fee, like other hotels do, so guests can explore the city with peace of mind.
From the moment we arrived until check-out, everything about our stay at this hotel was exceptional. The staff were incredibly kind, attentive, and professional – always ready to assist with a smile. The room was spotless, spacious (considering Japan standard) with every comfort thoughtfully provided.
The location is perfect – close to everything we needed, yet quiet and peaceful at night. We also loved the breakfast: fresh, delicious, and with a great variety to suit all tastes. The hotel’s amenities were top-notch, and every detail showed a high level of care and quality.
Overall, we couldn’t have asked for a better experience. Highly recommended, and we will definitely return! Thank you to the entire team for making our stay so special.

Hotel is clean. Close to station. Rooms and bathrooms are very small. Other people might prefer a hard bed. I have a bad back and woke up with a terrible back pain from the bed being so hard. The pillows are also very hard. Check-in and out is all electronic and feels impersonal, although staff is there to assist with any questions and most of them speak some basic English that allows some sort of communication.
Great hotel at the heart of Kyoto. Close to everthing yet quiet during night time for perfect sleep. Staff is very helpful and always onthe lookout to make your stay more enjoyable. Also fantastic breakfast buffet with strong Japanese flavor.
