Grandis Hotel

We stayed here as part of a Wendy Wu tour - we were a group of 14. We stayed here for three nights at the beginning of the tour and one night at the end of the tour. The hotel is attached to Suria Mall that has plenty of eateries, shops, pharmacy etc etc.
The room allocated for our first stay was on the 12th floor. We were in room 1205 which is close to the lifts, we could hear lots of noise from the corridor and people waiting for the lift and also road noise as to the right of our room was a very busy road. The safe in the room did not work and had to be changed. The air con did not work, something had tripped on it and it had to be fixed. Could not connect easily to the internet. TV picture was all pixelated. The room was a good size and had a desk in it, and a sort of sofa which could have unfolded to a bed for a child. Other than that the bed was comfortable and we did sleep well. The bathroom had a large shower. The toiletries provided made my hair itch and I bought one from Watsons in the shopping mall. The towels were not the best quality, or colour - the white having long faded. The room and hallways and communal areas were clean. For our second stay we had room 1121 on the 11th floor. The safe in this room didn't work either - a theme goin gon here ! It was the opposite side to the other room and had no road noise. It was a very large family room. The bathroom actually had a bath as well as a shower. The towels were white and fluffy. Same old toiletries though. Same old pixelated tv picture. Air con worked a treat. Bed was comfortable and we had a good nights sleep.
The dining room for breakfast gets very crowded, especially if everyone is trying to get out to do tours. Often you have to wait for a table. The array of foods was sufficient for us, even if it was toast and jam, fruit and yogurt etc.

The staff are very pleasant and helpful.

This is the worst hotel that I have stayed in the whole of KK.

As the rooms that is given to have this following problems

1. Cleaning cloth left behind by housekeeping

2. Carpet still have left over dirt and is not vacuum

3. Religion necklace is left hanging on the lamp shade.

4. Boiling kettle still have left over water inside the kettle.

Despite all this we was given a room change and upgrade to a higher room but still the room is not up to standard.

As the higher tier room the bedsheet and pillow have yellow stain.

TV channel is not updated and carpark is still using the very old dated system and is damm expensive. Whereas other mall and carpark in KK have already been using contactless carpark system.

Overall I can say is that the hotel standard have drop tremendously compare to the pervious time I have stayed before.

Service level is definitely not there and hotel only welcome tours group guest and ignore local or individual guest.

Definitely overpriced and not worth staying as there are better hotel in KK

Rosea Cafe tip top service. Special Tuaran Mee with soft shell crab not bad which mixture of local mee. Single portion is OK.

Been here before. Like I have said then, and now, excellent location and hotel. Clean, big rooms and excellent staff. There can be no other. Try it, and you won't regret.

Great hotel to end our trip on. Lovely helpful staff, clean, modern, rooms, large clean and functional bathroom. Solid WiFi throughout. Nice outside pool with seating and a bar.

The facilities and room accommodation were excellent

Staff very friendly upon arrival. Room very nice, spacious and clean with super comfy beds and pillows. Lovely bathroom with great water pressure.

Brilliant location , right in the centre of city , within walking distance of harbour front , markets , restaurants and shopping malls . Amazing huge rooms with very comfortable amenities .
Kudos to all the very friendly, accommodating and smiling staff , who not only respected the guests but couldn’t do enough for you .
Employees equal opportunities was a very rewarding to see . As many housekeeping staff were deaf with speech impairment, given a chance to be financially independent. 👏👏👏
Another plus was , one could do one’s own laundry for a very minimum cost .

The hotel is conveniently located at the city centre. The mega mall Suria Sabah is connected to the hotel, where we could go for shopping and brought the goods up to the room. Best of all, this is the first hotel that we went that provides token laundry washing machines and dryer.

Convenient location, next to the shopping mall where shopping mall has restaurants and cafes. It's also near to Jesselton Quay where you can get on the boats to the islands. Good sea view on the roof top where you can sit and chill with food and drinks when the children swim in the pools.

Great Location, Stunning Views & Super Comfortable!

Stayed at Grandis Hotel for a few nights and really loved it! The location is perfect — right next to a shopping mall and just a short walk to the waterfront and Jesselton Point. Super convenient if you're planning to explore the islands or just stroll around the city.

The room was clean, spacious, and very comfy. Loved the big windows and the amazing sea view — definitely a highlight! The bed was cozy, the aircon worked great, and everything felt fresh and well-maintained.

The rooftop pool is a major bonus — perfect spot to chill and enjoy the view, especially during sunset. Staff were friendly, helpful, and always ready to assist with a smile.

If you're visiting Kota Kinabalu and want somewhere modern, clean, and super central, Grandis Hotel is a fantastic choice. Would definitely stay here again!

We stayed at the Grandis for several nights both at the beginning and the end of our birding tour. It's a newish, modern hotel and the rooms during both our stays were very comfortable with all the conveniences of a modern, city hotel. It's also adjoining a large mall if you need to increase your dining options or do a bit of shopping.

Despite the lovely rooms, we encountered system problems during each stay. The first room had heating/cooling issues. It seemed you had to choose between the room being too cold or too hot, nothing in between (the thermostat didn't function properly). Someone came to have a look but it didn't help much. During our second stay there was no hot water for a shower. The hotel restaurant was just OK, nothing special. The included breakfast buffet had many choices but wasn't that tasty.

Nice big clean and comfortable room. Hotel is at strategic location next to big mall and everything is within walking distance with many eateries and supermarkets and shops surrounding. Good breakfast too with many varieties to choose from.

Nice hotel, easy access to shopping mall, self-service laundry.
Nice rooms, nice bathroom with bath and shower.
Good Toiletries, Safe, Tea, Coffee making facilities, Fridge, Iron.
Self-service laundry on site which was great.
Great breakfast on day 1 , good packed breakfast on day 2.

Hotel entrance’s fragrance is overpowering. Staff is not friendly. Appears to be selective on checkout extensions for certain rooms. Some can be 12:30pm, some 1:00pm while others 2:00pm. Inconsistent replies as to why so. And never had i experienced being rushed or chased to checkout before my checkout time.

We had such a wonderful stay at Hotel Grandis! The location is super convenient—right next to Suria Sabah Mall and just a short walk to Jesselton Point, which made our island-hopping trip so easy. The room was spacious, clean, and comfortable—perfect for our family. We especially loved the sea view from our window, it was breathtaking during sunset.

The staff were very friendly and helpful throughout our stay. They made us feel welcome from the moment we arrived. My kids really enjoyed the rooftop pool and we had a relaxing evening at the Sky Blu Bar while enjoying the view.

If there's one thing to improve, maybe the breakfast could have more variety, but overall it was still satisfying. We’ll definitely come back again next time we visit Kota Kinabalu. Highly recommended for families!

Based on my observations and comparing with some hotels that I stayed before, I shared with PIC at related areas of responsibility and most importantly they listed and noted those areas that I mentioned and recommended for improvement. This means they are interested to continuously improve and become better, this energy is positive.
Overall, I am glad to stay there as very conveniently located together with Siri’s Shopping Mall, I did some shopping and dine there too.
In fact the in-dining I ordered a roasted salmon was simply delicious 👌

Worst part:
1. No housekeeper to take out garbage…
Need to call hotel service to take out garbage…
2. Pool at rooftop but need to go to lobby to take pool towel… also no air pump to pump air into tube..
3. Water on bathroom cold on 1st day…
4. No doorman to help open lobby door when my hand are full with luggage..
5. it seem that counter staff doesn’t speak with each other. I just checkout n when i want to go get free parking, i need to go to other counter which is just beside checkout counter, when the parkimg staff search my room number, there are no data becouse i just checkout and the checkout staff doesn’t even bother to tell parking staff the i just checkout.

Ok part:
Breakfast is delicious but same for my 2 day stay… on different is juice and noodle..

Good part:
Room very spacious.
Have bathtub.

Super Friendly Stuff, perhaps also because they don't have high human resource turnover. Clean and Big Room, i just love the space. Strategic Location, variety of food available just across the street. If there is one thing I would have given a lower rating, 3/5 for F&B, especially the breakfast.
