- We require upon arrival a damage deposit of €300 by either cash or debit card payment.
- Reservations guaranteed by creditcard will be pre-authorized for the total price of the nights, before arrival. If guest chooses to make final payment by creditcard, it is mandatory to bring the physical card used for authorization and a valid ID. If chosen to pay by debit card or cash, no damage deposit is required if we have pre-authorisaton. We will release the pre-authorization on the card upon checkout.
-In case of check-in after 17:00, please inform us. Outside opening hours, Urban Residences will send somebody to welcome you and help you settle. Check-in after midnight is not possible, or on special request for a late night check in fee of EUR 25.
-Only our penthouse has outdoor space, all other apartments do not have balconies
-Parking is in a nearby parking garage and needs to be reserved beforehand, we have limited spaces. There are 2 electrical charging point. If you have a van or very large SUV, this garage is not suitable.
-We have some apartments with airconditioning. These are: Suite / Maisonette / Penthouse. All other apartments have ventilators in summer and a floor cooling that helps a bit, but no air conditioning.
- We do not have an elevator, therefore our residences are not suitable for people who have difficulties walking stairs.
- Need separate beds? Please ask beforehand, we can arrange it for €5. Sofabeds cannot be split.
-All towels and bedlinen are included. The only thing you can bring yourself is food/drinks/coffee etc (Nespresso). Rooms get cleaned after 3 days.This property does not accommodate bachelor(ette) or similar parties.

Children of any age are allowed.

Any type of extra bed or child's cot/crib is upon request and needs to be confirmed by management.
Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay.

Although about 20/25 minutes walk from the station the location was excellent, close to the main squares, sites of interest, shops both high street and high end, and buzzy bars and cafes.
Directions to the apartment and for access were easy to follow.
Apartment was clean and comfortable. It was well, even extravagantly, equipped being all Alessi and Miele.
Upstairs it was bright and light.
Downstairs it had decent lighting except the bathroom which was rather gloomy. On arrival the kettle did not work - I was asked if I'd plugged it in! It was speedily replaced.
We were rather cold in the mornings and evenings and only on our last night did we get the bathroom heater to work having tried and failed before. We also found a free standing heater. Information on arrival would have helped.
And, despite the description of the accommodation, there was no access to streaming services on.the TV.
Nice big room, kitchen with all facilities needed and a seating area big enough to relax.

The room was very, very warm. Parking garage hard to find.
Location and Room
Noise from room next door was absurd and people running through the hallways. Obviously there was a party going on which involved two rooms, hence the running around. Called the front desk to complain and I was connected to their office in Rotterdam. No local staff on-site after office hours, which I found very strange! They suggested that I call the police. I'm sure they have better things to do than to respond to noise complaints I responded. Next day the front desk told me that the occupants already checked out, sorry about that. Contrary to their policy, parties are not allowed, but there is no one on-site to enforce it. Other than that everything was just fine.

Veel te warm ‘s nachts, lawaai van ventilatie ofzo die je wakker houdt, bed slecht opgemaakt (zelf bed opnieuw moeten opmaken). Raam kapot (sluit niet meer en blijft openstaan) Tv werkt niet, ondanks de instructies op alle posten zwart beeld. (Enkel streaming), koffiemachines werkt niet

Serramenti non all’altezza della struttura (spifferi di aria fredda percepibili anche dal divano)
Scale per salire alla reception “impegnative” anche se è difficile trovare di meglio in edifici non di recente costruzione
