Brilliant budget friendly stay. They was no breakfast service but we knew that before we came, and it didn't bother us. Tram stop not far. The only thing is that they did have free wi-fi but the signal was not that good.
Very clean
We like older historic places but for $203, the rooms were tiny with part of bed against wall so head would hit wall while sleeping. No wash clothes, no working coffee pot, view of air conditioner and other hotel mechanics out window. Basement rooms maybe shouldn’t be rooms and for sure not for $200. All places stayed this was the least for the most amount of money.
Room was quite small and in need of some TLC.

The person who checked me in was rather rude. Never saw him again though and everything else was fine.
The location was great - across the street from a park, and only a short walk to the tram.
I really enjoyed this hotel, it felt characterful and it was perfect for myself as a solo traveller for the one night. I enjoyed the view from my room window over the park. No issues whatsoever.
We arrived early as in 20 minutes the owner was informative, the bedroom clearly a family room, tea and coffee provided, hairdryer provided sign saying be quiet between 11pm and 8am but you could hear people in other rooms specially when using bathroom the carpet threadbare but for the price it was ok, cuttelry would have been useful as well as plates, shower mat for safety also a good idea
The Adelphi is a clean, low budget stay, and the low cost made the trip to Edinburgh possible. It’s an easy bus ride into downtown, but the long walk along the river into town was lovely and easily navigated, too.

Shower drain did not work in our room. Could not finish showing before the water started overflowing to the floor. Heater didn’t work when temperature dropped below acceptable room temperature.
I think a couple more goods would have been applicable like ironing and the kettle was burnt out

Property was very helpful with parking and eating establishments as we arrived after most eateries had closed. Good price for a large room with multiple beds, love seat, private bath, and loveseat. Minutes from downtown area across from a park. Be aware Hotels.com advertising as free parking and this is not true! Property owner has requested correction many times but sure will not update listing. Just ask where to park when making a booking.
Very decent room for the price. Upgraded us to a larger suite also. Comfortable bed. Only downside was the sklight blind did not work and there was a slight blocked drain smell.
The hotel is basic but the rooms and washrooms are very clean and tidy we had a view of leith gardens it’s the second time I’ve stayed there as I come to Edinburgh regularly for northern soul events
