We returned to our room to find other people staying in it. The staff claimed "a friend checked you out," which was completely false. They packed our belongings without permission and moved them to reception. After arguing, we were given a new room that was filthy, with dirty items and someone else’s underwear in the bathroom.
This was a huge violation of our privacy and basic rights as guests. Avoid this hotel if you care about your belongings and proper service.

What a great restaurant the girls there are some of the best I have seen. After finding here there are now three places I would enjoy eating at. Thank you for a great nights food will be back again soon.

I stayed in 99 Residence Patong during my last visit to Phuket and stayed in this hotel for 3 days from 21 December 2019 to 24 December 2019. Hotel is very Good, Neat and Clean and staff is very helpful. I would like to stay again during my next visit.

The staff were very friendly and helpful which was appreciated after many hours and four flights to reach here. The room was spotlessly clean and very comfortable. The location is excellent as you are close to the beach and shopping. Food was excellent. The included breakfast was an actual breakfast cooked for your order. Breakfast was so good that we ate here for lunch too and were pleased with our meal. The decor added a lot to our stay.

Nice location near Patong beach and market. Room is nice, clean and comfortable. You can hear the traffic noise all night and that can be very bothersome. Staffs are nice but if they can be more specific to explaining the tour package the hotel is selling, it would be great. We purchased 1200 baht tour package to Phi Phi and were told they will take us to 4 islands. But they pretty much took you to Phi Phi for about 1.5 hours provided you with a poor lunch and headed back to the hotel. So yea, a return trip to Phi Phi with lunch for 1200, don’t buy it!

The hotel is basically OK. Its 10 minute walk from Patong beach, the girl at the entrance was friendly and the rooms were reasonably clean, but we still felt like this is not the place for us. The hotel is located on a loud road so it gets noisy, the bathroom looked bad, the mirror was attached to the wall by duck tape, there were holes in the sheets and we shared the room with a cockroach. They also didn't provide any beach towels so we actually had to buy some! For a near-beach hotel that's pretty odd. In addition, there was a price list on the door with the writing "you break you pay" and the amount of fee you have to pay if you break a glass, damage bed sheets, towels, etc. If made us feel like we're some vandals that are being warned. Can't compare with other hotels in the area but we didn't enjoy our stay there.

We stayed for 4 nights in the hotel .. and we had no regrets booking it !
The location is just perfect ....patong beach is quite near .... with lots of night markets nearby ... we rented a motorbike so it was even more convenient to move around ....
Hotel staff are friendly.... I think the owner put extra attention towards the needs of guest and nailed it perfectly....water pressure excellent ... bed was just right size ....room had no bad odor ....no water clogs ! .....

I would recommend this hotel for couples on budgeted trips ...

Location was brilliant and rooms were very clean with very friendly staff who go out of their way to resolve any issues.

Initially booked 3 days but extended to 6 as location was good and close to the beach, just a 10 min walk.

Stayed in Phuket for three nights in this hotel. It is well located, about 10 mins walk from the beachfront and about 15-20mins to Bangla Road. Near enough to walk but far enough away not to be bothered by the late night revelers.

Hotel itself is very spacious, rooms very comfy, clean and well maintained. Staff very friendly and helpful. A good breakfast is available in the morning, can't remember whether it was included in the price

Neat and fresh room and very nice location, 10 minutes walk away from Patong beach.
My room was at the backside without balcony, so it was peaceful and there was no disturbance. If you want to enjoy view from your room, book one which has balcony.
Very friendly staff. Ask anything from them and they are always ready to help.
Had a great time there.

The hotel has beautiful rooms with all the amenities you’d like to have. Paul, the owner, and his staff make your stay friendly and comfortable. The food at the restaurant is fresh and tasty. These are people you can trust to give you a fair price and keep your property safe while you’re out touring town. This is the only place I’d recommend in this city as there are many criminal networks. Call Paul and that’s all!

Pros -
The staff were one of the best, Sheena(star team member), Patty and Abby led by GM Mr. Paul Giblin.
Room was good and quiet at least for us, as we pre-requested higher floor and quiet room.
Location was very convenient, within reach to all the important places and attractions.
Breakfast was standard and pretty decent.
Internet connection had an issue but was fixed the next day and was strong and fast then after.
The hotel looks kind of small but has a good and strong reputation in the city, every driver, tour guide, travel agent we met knew the location to it just by the name.
Bike rent possible from the hotel and is reasonable.
Laundry services available.(Outsourced)

Cons -
Housekeeping services need improvement. Maybe they might have staffing issues but during our 6 nights, the room was cleaned only thrice. Other 3 days they came to clean the room at 4 pm when we wanted to sleep after coming from our city tours. Also, coffee amenities were not placed after 2 days. (not a big trouble for me but still worth knowing to others)

10 of us have been visiting Phuket staying in 99 Residence. The staff is extremly kind and helpful.Speaks english which is a huge advantage. Rooms are clean, bed is hard and comfy we all loved it. Only shower needs improvement using hose, for more comfortable shower. Location is good, Patong beach is about 10 mins walking. Overall we are very satisfied and recommend this hotel for everybody :)

All hotel staff were great, know english and want to help you about all of your questions. Just ask them what you want to learn. Room was clean and they clean room everyday. Location is really good, 20 min by walking to beach, 15 min to Bangla Road and 5 min to Malin Plaza. Like other customers Breakfast was really good, I tried omelette and french toast and taste was good.

The room got no sound proof. Cannot sleep. Like lying beside a busy roadside. Hot shower came after finish i finished. Air cond not cold. Nothing done even after complaint. Not recommended if you want to enjoy your holiday.

The walls are paper thin. They change you triple the price if you break a glass. You have to pay extra for breakfast. It's loud. The wifi is spotty. The beds are like rocks. We had ants in our room. They tried to clean it up, but couldn't. We asked for a different room, however claimed there were no more rooms available to switch us. Worst place I've stayed in Thailand so far.

I went to paying with my wife n our baby.. last day in Phuket we stay at this hotel.. it's really convenient since we travel with our small baby..got lift and the room is very spacious and comfortable for 3 of us.. plus we get the room with a very low price.. I don't think we can get the room type at other hotel with same price.. the hotel was designed with designer art and it's beautiful.. the receptionist on duty that day was very polite and she provide me with a room near the lift so it's easier for me carry our baby and our luggages.. the receptionist was very helpful and even help me to carry my luggage.. but for those who drive car a bit difficult since they don't provide car park.. but u can park your car at the public parking at the road side.. it's safe but need to make sure don't leave ur belongings inside the car.. overall we were very satisfied with the room and the receptionist on duty that day.. and FYI she can speak fluent English so don't worry bout the communication with her.. and for the info the restaurant just beside the hotel got a lot of delicious food and drinks with very cheap and affordable price..
