I changed the room 3 times. All rooms are very dirty, there are lizards and spiders, the wood is totally rotten, it's seems that there is no cleaning room service:once entering in the room it smells humidity , also bed sheet and walls were dirty, the amazing thi
ng is that the roof in wood was about to fall at any time . The manager is unpleasant despite the problems that I give back to him, this experience ruined my vacation in koh phangan.

This hotel provided everything we needed. The hotel is basic however it is clean, safe and friendly. Staff are lovely. We stayed here for the full moon party at new year’s and there was a good vibe in the evening and very friendly with lots of people having drinks in their balconies. I was a little worried about the noise later in the night when we would come back to sleep but it was absolutely fine. Only thing to note is that the covers are very small (blanket like) but only big enough for one person and not two! I get a little chilly with air con sometimes but was fine with socks and a jumper when I got really cold. I read a review before coming about the water having a strange smell. This is true! However leave the shower running for a few minutes first and it should be fine. Overall would recommend the stay for full moon. Check the beach out closest to reception and walk down there as it is much prettier than haad rin beach and less packed! There’s also a lovely treehouse bar down there amazing for watching the sunset.

first of all the resort is not a resort. There is no swimming pool, bar or breakfast. Its impossible to find without internet. In the room is no fridge, shampoo/ soap, toilet paper and the bed is awfully hard. The man who gave us our key didn’t give is the WiFi code. And there is No phone to contact the front Office. The blanket is for 1 person or for people that are not taller than 1.50m. the worst night/room ever

We ate at the restaurant and we ordered some beef burger. The steak was disgusting and tasted more fish than beef. We asked the waiter to change it but he refused. Horrible...

The only thing is that the place is near to the full moon beach

Schrecklich, war von den 4 Tagen.nur 3 Tage, Zimmerservice wurde nur einmal nach Aufforderung gemacht. Beim nächsten mal nicht weil es angeblich regnet, morgen dann, wiederwillen wurde der Müll ausgeräumt, hatte den mit dem.vom Vortag vor der Haustüre. Lieber nicht buchen, schreckliches Bad mit Elktroheizer.

We stayed here for 3nights during FMP in February'16. This place is located next to Haad Rin pier where the ferry from Koh Samui Big Buddha pier comes. Its 10mins for FMP beach and 2mins away from all the restaurant. We stayed in room No. 1 and it was decent size. The only major issue was the water in the shower had a peculiar smell like it was directly supplied from bore well. They take 1000Baht deposit for key which is returned at time of check out. The rooms are cleaned every 2nd day and not daily. This place is far from loud noise of FMP but conveniently located at a walking distance.

Stayed here from the 29th Dec - 2nd Jan and enjoyed every minute. The resort is located not too far from the beach where the party is held. Spacious rooms with balconies overlooking well kept gardens. The people who worked here were so lovely and helpful.
Very good food at a reasonable price. Rooms came with air con + a fan. Aswell as a fridge & TV with an English movie channel. Wifi worked well too!
Overall had a really good stay and would most definitely come back if the opportunity arose :-)

My girlfriend booked us 5 nights at the resort. It was terrible. The guy that run the place was really nice and friendly, but the rest of it was horrible. The room was dirty, the walls were covered in stains, paint everywhere, the bed sheets and towels hadn't been washed, the bed cover wasn't even big enough for 1 person, bed was rock solid. Room wasn't cleaned the entire stay, had to go and ask for more toilet roll.

I think there were only two other rooms occupied during our stay even though it was the full moon party period. Which for the area, says a lot.

Walk about 10 mins to Rin Beach (the full moon party beach).
Nearby convenient store called Family Mart. You can also find many restaurant along the way to the beach, Thai, Italian, Western food.
Calm and silent here, and the owner is so kind.
Not too expensive.

Good new friends from different nations. I hope to be there again and again with my best friends every Christmas. I met an Italian friend there. I got most Italian people r kind and handsome like iranian people

These people are a bunch of con artists. Turned up and got a room for one night for 2000 baht for one double bed. They then demanded 1000 baht as a deposit for a key which seemed strange but as time was getting on agreed. 5 minutes later a few friends came around to have drinks as we got ready then I was ordered to reception where the owner told me we had to leave and there was only ever 2 people aloud in the room. Then they wanted to keep 1000 baht to clean the room which was still spotless we'd walked in and straight back out of it. When I told them to give it back they rang the police and paid them half of the 1000 baht and told us it was the law that we had to pay this. Do not stay here anyone the least friendly crooked thai people I have ever met.

We stayed here for full moon arty in June 2014. We stayed in a Bungalow for 1000THB a night, and had friends in an A/C room for 1000THB a night.

Positives:
- LOCATION, perfect location for full moon party. Family house is located on Haad Rin Nai (sunset beach) right next to the ferry dock for the koh Samui ferry, about a 10 minute walk from full moon party. Great location as its close enough to walk everywhere but its far enough away to get a good nights sleep.
-The minimum stay is only 4 nights over full moon party.
- The rooms have great A/C
- The room was clean and we had clean sheets.

Negatives:
-The bed is harder than a rock (although if you have been in Asia long enough, you're probably used to this)
-The shower is almost useless (just a trickle) and its not hot.
-There is no vibe whatsoever in the hotel. I'm aware its not a party hostel and I there in June however I thought more people might hang out in the common area and drink together but it seemed as if people did there own thing.
-Wifi is pretty useless, even in the lobby.

Overall i found it a decent place to stay for full moon party for the price, just far enough away to get sleep but close enough to walk everywhere. Our friends that booked the A/C room seemed to have a nicer set up than what we did in the bungalow for the same price as they got a better shower and a bar fridge, however that might be luck of the draw depending on which room you get.
NOTE: they do take a 1000THB key deposit upon arrival, but no problems getting it back if you have the key on departure.

I stayed here with my girlfriend for 5 nights over the full moon period. The rooms are clean for the most part, the guesthouse is in a good location near all amenities. It is a 10 Min walk to the beach, but far enough away so that we were not disturbed by full moon partying. The staff are friendly. Rooms have a fridge which is always good.

Me and my girlfriend stayed here for the full moon party period for 4 nights. First thing we got was a note (AKA "the NOTE") full of things we'll have to pay for if we do X or break Y. After depositing 1000 baht for the room key, we climbed the way-to-high steps to our room.

The room was dirty and full of sand, and included a bed, fridge, nightstand and a messy mirror. There was no tv although the NOTE said that breaking it would cost us 5000 baht.

The sheets were dirty and full of sand as well, and many body-color stains (the NOTE said that staining the sheet would cost us 3000 baht).

The blanket never saw a washing machine as well.

The AC remote control was broken and it was very hard to use it.

The shower was disgusting, don't step barefooted on the floor.

I can go on about the bad things in this "resort" forever, but to be fare I'll say that the motel is in a really good location, 1 minute walk from the pier and 5 minutes walk from the full moon beach.

Wouldn't recommend this place to my worst enemy though.

I stayed here with my girlfriend during the full moon party in July 2014.
It is the perfect place to stay. This resort is on the Haad rin area, but on the quiet side. It is about 5 min walk from the Full moon Haad rin beach area which is ideal for when you want to get some rest away from all the noise.

The rooms was lovely and clean, and the AC was good. There was also a fridge in the room which is handy. There is wifi at the reception area but not in the rooms.

During the full moon times you have too book a minimum of 4 nights (Even if you only plan to stay 3 it is worth booking it).

There are many shops & restaurants very close by for anything you need.

I will 100% return if i make it to the full moon party again.

This is the perfect spot if you are here for Haad Rin Beach and the infamous Full Moon Party. The accommodation is basic but neat and comprises everything that you need. It is situated 5 minutes away from Haad Rin beach and 30 seconds from all the restaurants and shops.

I paid 1800THB per night over the Full Moon Party period.

Tip: try and get the rooms closest to reception so that you can access the free wifi from your room.

This guest house was perfect - staff lovely and always available if needed any help, extra loo roll etc, only had to ask. Nice & quiet being it was full moon period. This was my 2nd time and would stay again.

What a great little place to stay, and great location fir full moon party. Situated 5min walk to the beach and right with all the shops and bars aswell, but no noise either, other than if people r drinking on balconys around you. The bathrooms not that crash hot, but who cares your there to party. The place is clean and tidy and the staff are nice.

Starting with the pros:
Great location - 5 minute walk from Full Moon Party beach but nicely tucked away so you're not constantly in the action. Has its own secluded beach at the other end of the bungalows which is nice to relax on.

Staff were very friendly and despite struggling to find the place, the owner walked out to meet us.

Cons:
The room is very basic. Beds are uncomfortable but we could deal with it. The main problem was the bathroom - set out so badly. The shower meant the whole room was drenched when we used it which didn't help with the bin holding our toilet paper!! We were provided with no hand soap and very little toilet paper - something I would consider a necessity. To be charged 1400 THB a night for this place is far too much. Rooms really needed to be cleaned.

If you're looking for a bed to collapse in after Full Moon for 1/2 nights then this is ok, but anymore than that I wouldn't recommend.
