Bed was not very comfortable
10 minutes to the centre of town.
Room felt grubby. Bed was very uncomfortable. Mattress seemed to have no springs. Smallest bathroom sink in the world. No mirror in bathroom so had to shave in the bedroom.
A lovely little hotel just outside Leamington. The rooms were tastefully designed, recently refurbished, and very comfortable. It was just a short walk to the town centre. The prices were unbelievable.
Very little. Parking was a tiny bit confusing at the front but there were plenty spaces around the back. Also, they sent way too many emails before I arrived, about upgrades and pre-checkins. That's fine but 6 emails is a lot.

Hotel is warm and welcoming. Staff very helpful and happy. Had a single room for two nights. Had everything I needed. Very close to town. Car park was a bonus because recent visits to Leamington I found it is hard to park anywhere.
Only thing was bed mattress too hard. But that didn't spoil my stay.
The hotel is a little dated in terms of decor and carpets - a bit worn. But it's a good price with good parking facilitities and a good location - jus a 10 min walk into Leamington.
The floorboards creaked very badly and I felt sorry for whoever was beneath me.

Noisy and not clean
Reception on arrival friendly and helpful. Staff at breakfast friendly. Bathroom and linen spotless. Breakfast OK.
At 11pm we realized there was a damp carpet in one bedroom, and that this was the source of an odd smell we'd tried to get rid of by leaving the window open over dinner. We didn't ask to move rooms at the time as it was already late, but it was annoying and probably should have been noticed by housekeeping before we arrived. Also the towel rail in that bathroom fell off as soon as we put a towel on it, and the bottom shelf of the cupboard was extremely dusty - both should certainly have been noted by housekeeping and fixed before we ever saw the room. When we reported the problems to morning reception, she seemed more worried that we'd ask for a refund (we didn't) than about arranging to have the problems fixed, but hopefully she did. The small doubles are indeed small (1 person against wall), but I guess that's to be expected from the name.
Location was good and it was very clean
The way the breakfast was displayed as help yourself but then you ordered and they took it from there and made it in the kitchen. The guy on the door showing you in was standing right by so you felt really self conscious when helping yourself to the continental bit.
I had prebooked and paid, and was literally just there for sleeping! But for me that was perfect as it was near where I needed to be, quiet and clean. The staff were very pleasant, and all the admin was in place requiring no long questioning , forms etc.
I hope to be visiting Leamington spa regularly and I shall happily book here again.

Underwhelming reaction from staff on arrival. Unwelcoming directions and instructions on signs. Room was too hot and although appearing to be largely unoccupied, we were given a ground floor room overlooking the waste bins at the end of the building, so opening the window was not an option. The bed/mattress had protruding springs, making sleep difficult. Very uncomfortable, no sleep. Bathroom design was ill thought out. Nowhere to put your things. Breakfast was adequate, self-service but attended by an unkempt member of staff in jeans and trainers, on his phone.
Nice & quiet, friendly & helpful staff, good food in the evening (I had the chicken schnitzel and fudge cake with ice cream the first night & a pizza and lemon meringue pie with ice cream the 2nd night). Hotel is decorated nicely with some interesting little areas to sit in.
Plenty of free parking at front & back of hotel which is great.
Floorboards in my room (single room, number 8) were the noisiest I've ever experienced!
Bed was rather hard, but in the morning I asked for an extra mattress topper & an extra duvet as I was a but chilly the first night & both were fitted for me by the time I got back in the evening.
Breakfast food was plentiful but cooked buffet had been sitting a while although was still warm enough. Would have been nice to have some prepared fruit, even if just tinned, although there was whole fresh fruit available.
There are currently extensive roadworks with traffic lights right outside the hotel entrances which makes getting in & out a bit tricky.
