Pros:

Location is very good. 3-5 minutes walk from the Daimon subway station (exit A2) and 5-7 minutes walk from the Hamamatsucho JR station which both offer easy connections to the airport as well all tourist places. Restaurants & Family Mart (convenience store) nearby as well.
Everything was efficient, clean & staff was helpful.

Cons:

It was not a surprise, so nothing to dislike - the room and bed is quite small. So if you have big / lot of luggage, it can be cramped. We were out all day and needed a functional place, which it was.

Pros:

I stayed here for 3 nights. The room is small but very cozy. Bathroom is also very clean. Most importantly, this hotel is very close to Hamamatsuchō station, that means only 20mins monorail from Haneda Airport. There are multiple convenience stores nearby (especially a 24-hour 薬局). In the past I always head to Big camera/Yodobashi camera but they open very late and closed very early. At this hotel, you can buy something in the morning then head to HND airport.

Overall very pleasant hotel and I would recommend it.
Pros:

I like that the hallways were open air so the ventilation was great for non-smokers. The staff was very pleasant. If you do not speak the language suggest to use a translator app on your phone.
Steps away from the Hamamatsucho train station which can take you to use IC trains, JR trains and subway lines.
It is off of a major street so there were lots of restaurants to choose from. Suggest to bring cash (yen) since there are a few that take cash only.
Steps away from the Zojoji temple to watch the Buddhist proceed in the temple and not too far from Imperial palace.

Cons:

The entrance was a bit difficult to find. I had asked a local to help me locate. Only indicator was the marquee sign but the door didn’t look like it opened as it didn’t have an entrance sign on the actual door. These were automatic sliding doors.
