We've stayed here a few times as it's very near to friends.
As usual the bed was very comfortable and a delicious breakfast included in the price we paid.
Lovely breakfast, comfortable beds and quiet
Unfortunately breakfast times alter. We arrived Friday afternoon and was informed 8am until 10am. Unfortunately when we went Monday morning before leaving, breakfast closed at 9am, totally unaware of. We were 8 minutes late and were offered nothing. It would have been nice to be made aware of this, other than reading in the book at a later date!
Disappointed with room under the stairs, no fire info and only one way out to hallway. Entry door to room suggested it used to be store room. Water system/ toilet very noisy, like there was a monster in the system. No evening meals, bar closed at 8pm. Staff friendly and accommodating but venue tired.
Fire exit, better room. Bar open later, quieter water/ drainage system.
The Junior Suite was lovely - we have stayed before and everything was just as before. Location was key for us and this was perfect. The breakfast was fresh and tasty. The staff were really friendly. Couldn't ask for more.
There were just a few bits of disrepair in the old steps front and back of the hotel. The garden could do with a bit of love.

The staff were very friendly and helpful. The breakfast each morning was amazing with lots of choice between hot foods and continental style options. Generally the room was clean.
The images of rooms are nothing like what we experienced. The room we had was compact and tired with fittings that were very worn and needed a lot of repair or replacement. I dont know when this was rated 4star but I wouldn't rate it as this.
uitstekend Engels ontbijt, in de prijs inbegrepen kun je je eigen wensen opgeven op het gebied van omelet. kamers zijn netjes, ruime parkeergelegenheid. rustig gelegen. en op loopafstand (10minuten) van centrum van Spalding.
het voldeed aan de verwachtingen voor deze prijs. misschien een koelkast in de kamer was nodig geweest en een flesje water werd gemist.
Nice breakfast
I had to leave 2 days early and asked if I could get a refund for last night and was told that would be fine but then refused via booking.com as it states the hotel said the opposite to what they told me .
The executive bedroom was larger than expected and the cooking facilities would have been useful.
The main hotel had a nice lounge area which we wish we had had an opportunity to enjoy.
The location was convenient.

Good breakfast & location
Very noisy plumbing (rooms 21 & 32), tv remote didnt work (room 21) and no heating (room 21), no telephone in romms to call for assistance (rooms 21 & 22).
The room was lovely and big. The price included breakfast, staff said it was exceptional.
When I arrived, I was placed in the coach house because there was a party going on and my room was going to be next to it.
The room was cold and smelled mouldy; the hot breakfast was cold and not very nice.
Parking is limited. There is extra parking 100 yards up the road.
Plenty of choices at breakfast.
Good location for local attractions.
