OK, but a bit disappointing
Pros:

The staff were very good, helpful and pleasant. The location was ideal for our planned motorbike tour of Northumberland., with good parking for the bikes. The hotel was obviously old with some history, this was good but it is definitely in need of some care and attention.

Cons:

The staff were obviously overworked and understaffed. The 2 in the dining room were struggling to cope and the dining room wasn't particularly busy. I ordered a meat pie at dinner and after 10 minutes was asked if I was willing to wait 20-25 minutes whilst it was made fresh, this wasn't a problem as we weren't in a rush. However, I had to chase it after 45 minutes. They even had to had the one member of staff from the bar to help a couple of times, and this meant people in the bar had to wait. Suffice to say, we ate elsewhere for the rest of our stay. The breakfasts were ok, but again the staff appeared to be struggling. I was asked to do my own toast to have with scrambled eggs as the chef was too busy...
The communal rooms were clean and tidy and although looking a bit tired their history was present and interesting.
We were in the 'attic rooms'. The bedrooms were clean, a bit tired, but perfectly acceptable. The biggest disappointment was the bathroom, it was clean but it was desperately in need of renovation. Although it had a new power shower, the whole room needed sorting. Paint was peeling from the walls (several layers), and the bath looked dirty. It wasn't, it was just so marked and stained from many years of use. Unfortunately, I didn't take any pictures as that is not my way.
Overall, the issues didn't ruin our stay but it could have been better. I mentioned my concerns to the lady on reception as we left, she said that she would pass them on but the owners were aware of the problems. Also, I believe these problems meant that the room charges are too high.

Great place to stay in the centre of Kelso
Pros:

Deluxe room was large. The hotel was in a lovely spot on the river and very central for walking around Kelso.

Cons:

We were hoping for a fridge in the deluxe room.

Beautiful location beside the river Tweed
Pros:

Stunning location, beautiful room and friendly, helpful staff

Cons:

Despite the garden suite/orangery being a huge room with excellent facilities it was let down by only having a double bed when there was enough room for a nice, big super king

It's all good. Meets my specific needs in a specific location and is good value.
Pros:

only ate breakfast at the hotel which was very good with a wide choice available.

Cons:

There's nothing I don't like. I have stayed there before and whilst it's not the most modern of hotels I like it and will probably go back again. It's good value for money.
