Lumpy and overly soft bed. Room was likely next to a service area judging by the loud mechanical noises that kept me awake. Lights outside the property illuminate the building nicely but not much use when they are right outside your room and your curtains are thin. Might as well have had a light on in the room. Shower stayed hot for about 30 seconds then only cold water available.

Position fabulous. We wanted a clean, no fuss place with parking and easy access to art fair nearby. It met our criteria perfectly.

Something special in heart of Kelso town
Pros:

We had a wonderful one-night stay at Ednam House in Kelso with our small dogs and were so glad we chose it. The hotel has beautiful Georgian period features and wonderfully opulent décor, and in the evenings the coal-effect fires in the palatial lounges create such a warm, relaxing atmosphere. It’s a lovely place to sit and unwind, whether you’re dining or enjoying a glass of wine in the bar.

Our dogs were made very welcome, which meant a lot to us. One of our favourite moments was sitting together in the grounds watching the River Tweed flow by while the swans drifted past – such a peaceful setting.

Our room and ensuite were spotlessly clean and very comfortable. Breakfast offered an excellent choice, and everything about the stay felt great value for money. Being right in the heart of Kelso makes it a perfect base as well.

We were so pleased we stayed and would happily return.

pleaseant trip to the Borders

Excellent dinner, breakfast, nice comfortable bed, room was warm despite the outside temperature. Great location for Kelso town centre and for the art fair across the bridge.

The food took a while to arrive, both dinner and breakfast, but it was freshly prepared and cooked - not really a complaint, just be aware its not a fast meal service.
