In order to complete the online self check-in process, each guest is required to provide Identification before arrival. If you choose not to provide your ID before arrival, you may not use the online self check-in. A check in fee of POUND 25 will apply.
To ensure the safety, security, and registration of all guests, an insurance fee is required of four pounds and ninety seven pence per guest. This nonrefundable fee is for the pre-authorization on the card provided prior to the check in, covering any incidental charges, smoking violations detected or unsettled payments at check-out.
Please note early check in or late check out are only possible at a surcharge. If you haven’t completed the online check in by 18:00PM costs POUND 25 to check in after 18:00PM.
A surcharge fee of POUND 49 applies for arrivals after check-in hours. All requests for late arrival are subject to confirmation by the property.
The property will only accommodate the number of guests specified in the booking confirmation. A surcharge of POUND 35 per person per night applies for each additional guest you wish to add to your reservation. Additional unregistered guests are not allowed at the property.
Smoking anywhere on site or out of any window, or covering the fire alarm is strictly prohibited. Violating this policy will result in an additional fee of POUND 200. Your reservation will be immediately terminated and will remain nonrefundable.

The hotel is set in a beautiful regency terrace building. In the square of beautiful original built houses possibly listed but I'm not sure. It has a very nice boutique look, nice decor however its been done a while and could do with a refresh and a touch up in places. Private en suite. The mattress in 402 was wonderful so comfortable. Fantastic view of the sea from lying in bed. Some original features such as sash windows, beautiful hand rails and staircase.
We'll certainly be going again.
Check out is a bit too early and to many extra money hoops to jump through. Such as an extra charge if you check in after 6. Also a non refundable payment of £5 ish per person even a child for and damage.
I love the location, right next to Brighton beach.
I think it was a bit overpriced (perhaps due to Brighton Pride weekend)

The rooms were clean, could tell the beds were freshly made, a few bits of rubbish missed but didn't effect the stay
We had a phone call saying there was a problem with our room, but they would put us in their sister "hotel" which was a hostel. The check in process was rubbish, was told I would be sent a code at 4pm time of check in for the door. 4.20pm I'm trying to get hold of them to send code. Repeatedly rang the whats app number they phoned off to finally have them hang up the phone and reply to my original message asking for the code. Their message was very short, but I finally managed to receive the code. The hostel was like I said clean and tidy but you get what you pay for so we weren't expecting a lot. Perfect for a one night stay
The bed was comfortable, the bathroom was lovely
It stunk of fish. To get to our room we had to go down a flight of stairs. The hallway to get to our room had no lights so we couldn't see the key code to get in. We had to use the torch on our mobile to see the code to access the room. The door lock didn't look safe. The coffee sachets and the milk was a year out of date.
NOTHING - would not stay here again if you paid me too.
This looked nothing like the pictures on booking.com
The customer service was non-existent I paid for early checking and took over 1.5hr and 3 forms of communication to get the details to enter the building.
The room was tiny, the whole place looked like a HMO inside and nothing like the photo on booking.com.
The bathroom had no proper floor, the bath was falling to bits & boiler couldn’t cope with both of us having a shower.
Absolutely disgusted and would not stay here again if you paid me too.
Location was convenient for Hove seafront.
Cheaper than most accomodation in the area.
Online check in without any staff actually on site to help.
Having to pay a security deposit which was an extra but if it is mandatory then this should have been included in the original payment. There were also warnings about various extra charges for things like late check-in or if help was needed for room access which suggests the intention to get extra money from customers rather than providing good service.
Key safes for room entry was difficult to see in a dimly lit corridor which made access very stressful without any staff available.
Extractor fan fell into the toilet while I was having a shower!

Das Bett war gut. Die Lage ist sehr gut, da man problemlos alles Zufluss machen kann. Das Zimmer passt in der Grösse.
Ich hatte bei Booking nach einer sicheren Parkmöglichkeit gefragt, diese war aber nicht vorhanden. Ich musste mein Motorrad auf der Strasse abstellen. Das Self Check in war sehr aufwändig und es kamen Zusatzkosten auf.
Room is neat and spacious.
Checkin process is complicated. Hotel charging additional fee (Damage deposit waiver) for each guest staying in room. This additional charge shootup the overall staying cost.
