I booked and payed one year ahead. Booking was cancelled by hotel after four months and was promised a refound, but still nothing.. Lost $2200 :-(
Mailed once a month about this refound and was promised they would look in to it.
Not answering emails since november
Sheets were dirty and comforter. A spring was hanging out of mattress. Everything stunk it was musty. The bathroom and shower was horrible. We were running low on toilet paper and couldn’t reach anyone. There wasn’t a lobby and nobody would answer our call. The deadbolt was extremely hard to turn. I couldn’t my husband had to. We checked out Friday after one night stay because we couldn’t stand it. It was very loud too! We tried calling to tell them we wanted to check out early because of the terrible conditions and couldn’t reach anyone nor did they call back. We want to dispute the other three nights charged because we weren’t there.
This hotel is everything I needed for my stay in New Orleans. The hotel is an old 1890's house converted into private rooms. The single queen room is spacious enough for two people & luggage. There's plenty of storage space for clothes & personal items. The bathroom itself is super teeny - which is honestly to be expected in a historic district. The room was cool enough, everything was clean & tidy. The bed & pillows were quite comfortable. The kitchenette amenities were just right (coffee grounds & coffee pot, small fridge with ice cube trays, plates, utensils, cups).
I would absolutely book another stay at this property.

Excellent location, clean and cozy! It’s authentic New Orleans and that’s what we loved about it! We have stayed at 5 different places in New Orleans and this was our favorite! We will definitely book again!
Very noisy and no wifi
This was the BEST place to experience Mardi Gras!!!!! The balcony was fabulous. The rooms were great.
First, it's listed as "Nine O Five Royal HOTEL" but it's an Aitbnb!! My first experience with an Airbnb. When shown the living quarters, was not informed that the locks entering the building DID NOT WORK!!! Only the locks to the apartment worked. Anyone familiar with the property could easily walk in. Was not given a contact number in case of an emergency. Since I originally thought I was staying in a hotel, I knew I could leave my luggage with the concierge or valet at the end of my stay since my flight was late in the evening. Unfortunately that was not the case. I was told I could extend check out until 1pm leaving me to make other arrangements to store my luggage. Very disappointing!!!
The apartment itself was beautiful. A lot of history with the decor. Would not stay there again due to lack of security!!!
Everything was fine except that the hot water heater was not in service the entire trip. It was winter, so the water was ice cold. The management acknowledged the issue, but offered no assistance in finding a place to shower, and did not compensate me for the inconvenience.
Hotels.com recognized the problem and issued me some reward dollars for which I am grateful!
After four days without a shower in the cold of winter, I had a wonderful hot shower at my next hotel :)

Very nice little hotel in the middle of the French Quarter. Just understand that there is no front desk or parking, just a bedroom bathroom kitchen you access from the outside of a house-sized building. Park at a pay lot Premiere Paek 0407 near Jackson Square. Check-in before 5:00pm.
If you are looking for all the amenities with WIFI, fresh coats of paint, and fancy things, this place isn't for you. My husband and I were looking for history, privacy, and very little of the modern world. Nine O Five Royal exceeded those requirements for us. This is a remodeled house, and as such, it felt like we were coming home at the end of each day exploring the Quarter. The setup is different than what most people are used to in that Leo meets you there to show you your room, give you your key, and you are on your own. If being on your own isn't your thing, then this place isn't for you. We wanted a place to go where we didn't have to interact with a bunch of staff just because we entered the property. We would sit in the small, yet still very private rear courtyard right by our room, and not be bothered at all. If we find our way back to New Orleans, this is the only place we'll choose to stay. We value our independence and privacy above all else, and Nine O Five delivered that in every single way.

This is not the type of hotel for me...no front desk, no internet, no cleaning. Very old furniture, croaches, funny smell... good thing its location, right in the French Quaters, but far enough of the more noisy area.

Great location, easy checkin! Super responsive! Our flight was delayed and we called to delay checkin without an issue!
The shower bathroom is tiny and there is no refrigerator, but it works for a quick visit when you know you will be in the quarter a lot.
I would stay here again.
Suggestion to future travelers - pack a surge protector to plug in multiple items.
Thought it was ok, until today when they are telling me I rented two rooms. I will NOT be paying for an extra room as I didn’t stay in an extra room.
This was my 6th visit to the French Quarter, I try to stay somewhere different each time. Although i see myself going back to the Nine O Five. The location is absolutely perfect. Just a block away from Bourbon, 2 blocks from Jackson Square, 2 breakfast restaurants on the same block. Location is perfect.
This is a historic hotel, not a new hotel, keep that in mind when booking, dont expect a modern room. I go specifically for the history and charm so it was absolutely perfect to me. It was clean and very comfortable. Staff was friendly and quick to respond to any concerns. When youre tired from walking around there are nice comfortable places to sit outside relax and you can almost always here music from some direction.
To summerize, I loved it here, and i definitely hope to be back
