We arrived without inflated expectations, but of course we still measured the hotel against what it advertises, how it positions itself, and the price it charges. We booked the largest suite category, Deluxe Suite, for two nights.
The overall impression of the hotel is solid. It is a good base for staying in Hoi An, especially because of its proximity to the old town. At the same time, taken as a whole, it does not deliver the level we would associate with a true five-star hotel. It is not a matter of friendliness or basic willingness to help. Those were certainly there. What is missing is the consistency, quality, confidence, and attentiveness one would expect in this category.
That was noticeable from the moment of arrival. The check-in process did not feel especially polished or well organized. Breakfast also fell clearly short of what we would expect at this level. The quality was not bad, but at best adequate and in no way memorable. The fact that mineral water is charged separately at breakfast also did not feel consistent with a five-star standard. The coffee was particularly disappointing. Both the espresso and the Vietnamese coffee specialties were weak, and you can get much better coffee almost anywhere around the hotel.
We felt similarly mixed about the service overall. The staff were consistently friendly, courteous, and clearly trying to be helpful. At the same time, in many areas it felt as though there simply were not enough staff members available to deliver on the hotel’s own ambitions. At the pool, for example, there was a lack of presence and attentiveness; towels sometimes had to be handled by guests themselves, and used items were not cleared away promptly as a matter of course. We have experienced this much better in other five-star hotels across Asia.
We also visited the club lounge, which is available to suite guests, and for us it was a major disappointment. Honestly, only one word comes to mind: ridiculous. The space felt rickety, poorly maintained, musty, not clean, uninviting, and overall completely unattractive. In its current form, it adds no value at all and is more likely to frustrate guests than please them. Quite frankly, it would be better not to offer something like this at all and instead come up with a smaller but more coherent alternative. We have rarely seen anything like it.
On the positive side, the suite itself was genuinely attractive. The Deluxe Suite was visually very nice, spacious, and in principle a nice room. The major flaw, however, and the one thing that seriously affected our stay, was the almost nonexistent sound insulation. Whether the windows were open or closed made virtually no difference to the noise level in the room. The hotel sits at a intersection, and in Vietnam constant honking is simply part of daily street life. In the room, though, it felt as if you were sleeping right in the middle of that intersection. In this category, that is simply unacceptable.
During our stay there was also a multi-day funeral ceremony taking place across the river on the other side of the street. The hotel is obviously not responsible for that, and we approached it with the respect such an event deserves. What was striking, however, was how fully that noise still came through into the room. The ceremony started around 5:00 in the morning with loudspeaker announcements and tinny music and continued until late at night, so there was essentially constant, unbearable noise in the room. Music over speakers and shouting through megaphones were so present for hours at a time that it felt as though it were happening inside the hotel itself. So the real issue was not the event itself, but once again the room’s complete lack of acoustic shielding from outside. We barely slept at all on either night.
Bottom line: the Royal Hoi An Hotel is not a bad hotel. There are no major defects, and as a well-located base for Hoi An it is certainly usable. But measured against its presentation, its price point, and its five-star claim, it fell clearly short for us. The lack of sound insulation is a major weakness. Service, breakfast, the club lounge, and the overall quality also do not come close, in our view, to what one would expect from one of the leading hotels in town. So overall, this is a decent hotel in a good location, but the overall experience is far removed from true five-star quality.
Close to Old Town, easy walk. Wonderful hotel, spacious rooms, well appointed and very clean. Bed and pillows extremely comfortable. The hotel is reasonably priced.
Nice but not great hotel. We were “upgraded” to a very nice room, but the scooter traffic noise was specifically what I had requested to avoid. Request a room facing main pool for quieter sleep.
Room was clean, spacious, and quiet. Staff helpful, especially Jane and Truc. We had a late flight, Truc anticipated our needs, and arranged a late checkout for us. Hotel is decently located and was a good value.
We had a wonderful stay at Royal Hotel Hoi An. The location is excellent—just a short and easy walk to the Old Town. Our room is comfortable with a king size bed.
I was pleasantly surprised when the hotel presented me with a cake on my birthday.

Hotel Royal is well positioned on the edge of Hoi An old Town just a few minutes walk to all the Town has to offer.
The Hotel staff were excellent & always ready to lend a hand, the Breakfasts are tasty & filled you up for the day. Best nights sleep on a super comfy bed. We were sad to leave & would definately come & stay again, added bonus were the 2 pools & rooftop bar, great for Happy hour sunset drinks.

We travelled around Asia for 4 weeks and stayed in some lovely hotels but this was by far our favourite one. The hotel is in a great location next to the river and a short pleasant walk to the old town. it’s a beautiful building and is immaculate throughout. Our room was huge and had everything we could need and had a lovely view of the river. Breakfast had a great choice and the quality was excellent and you could sit inside or outside. Staff were so friendly and helpful like all the people we met in Vietnam. We used their complimentary bikes one day to cycle out to the rice fields to see the Water Buffalo. They got us tickets for the Memories show which was well worth watching. We will definitely return to Vietnam and will stay at the Royal again.
If you want a beautiful hotel right in the heart of Hoi An with the river at your doorstep, this is a wonderful place to stay.
We stayed here for three nights in March, and in my view the hotel has one of the best locations in Hoi An. It faces the river and everything in the old town is within easy walking distance, which makes exploring the town incredibly easy and enjoyable.
Before anything else, I want to give the hotel huge kudos for their kindness and professionalism. I had mistakenly booked our room for the wrong month — February instead of March — and only realized after the original booking dates had already passed and the reservation had been marked as a no-show. When I contacted the hotel to explain that it was a genuine clerical error, they were extremely kind and considerate and moved the booking to the correct dates without charging any penalty. Considering how busy the hotel is, that gesture spoke volumes and was greatly appreciated.
We stayed in the new wing in a river-facing room, which was lovely, with a small balcony and beautiful views of the river. The hotel itself is charming and also has a very good Japanese restaurant.
The welcome experience is warm and thoughtful — the staff member who checks you in personally walks you to your room and explains everything, which is a very nice touch.
The breakfast is extraordinary, with a generous and beautifully presented spread. There are plenty of freshly baked breads along with a great mix of Western and Asian options, including Vietnamese dishes — overall a really impressive selection.
The room itself was comfortable, although the bathroom design is slightly awkward, particularly because there isn’t much storage space for personal toiletries.
One practical thing to keep in mind is that river-facing rooms can be a little noisy at certain hours, since the hotel sits right in the middle of the town’s activity and the rooms are not heavily soundproofed. If possible, it’s worth requesting a room on a higher floor, where the noise tends to be less noticeable. I would also definitely recommend asking for a room in the new wing.
Having stayed in quite a few hotels across Southeast Asia, this property stands out for its location and the genuine warmth of its service.
Best for: travellers who want to stay right in the center of Hoi An with everything within walking distance.

We had the most fabulous few nights in this hotel. The rooms were gorgeous. The staff are what makes this hotel so special. Vy on reception was excellent - so friendly and so helpful as we were having such a nice time we decided to extend our stay.
Another highlight was the Woosah spa. I had a facial and foot massage with the lovely Thao. It was probably one of the best spa treatments I’ve ever had. Totally relaxed afterwards.
We were unlucky with the weather while in Hoi An, but between the rain showers we walked into the old town. The hotel is in a great location for this as we were in the heart of the old town in minutes.
Overall, this was a great stay at a great hotel.

We had issues with recent booking which wasn't caused by the hotel and the staff went above and beyond to help resolve when they didn't have to, as it wasn't their fault, it was caused by the issue in the emirates . I had a wonderful stay at the Royal Hotel Hoi An. My river view room was absolutely beautiful and very relaxing. The location is perfect—just a short walk to the Old Town, which made exploring Hoi An so easy and enjoyable.
I also really enjoyed the spa, which was a great way to relax during my stay. The room service was excellent, the breakfast had a good variety, and the staff were incredibly friendly and welcoming throughout my visit.

An excellent place to stay if visiting Hoi An, magnificent and opulent Hotel with amazing on site facilities. Room was wonderful and probably the most comfortable bed you could sleep in throughout Vietnam! Breakfast buffets in Faifoo Room were delicious and the hotel reflects Vietnamese-Japanese heritage. Located in a prime location for walking distance exploration of the main attractions and riverside. Small touches from the hotel such as surprise evening treats of home baked pastries and chocolates were much appreciated. A wonderful place to stay and highly recommended.
