Disappointing. With a bit more care from staff could be excellent. Too used to tourists on tap?

Very limited parking. Unwelcoming staff (park somewhere else). £10 for 24 hours (if you arrive in the morning you’ll need to be on your way early). Poor room location (beneath stairs). Creaking floor above. Noisy guests. (No sleep). Lack of choice at breakfast.

Nice Hotel but not as good as expected.
Pros:

food was good, service was hit and miss. Bed was comfy but very high.

Cons:

room had a steep step which we not told about and we both fell down it. there was only one chair and no table in the room. Rooms were being renovated as people left so there was continuous work being done, although to be fair this was not too disruptive. The room was clean but the corridors and lifts need some attention.

Thankfully I was only there for one night I would not be booking this hotel again

The location was great

Cons:

Car parking was additional charge and no guarantee of a space. The halls and stairs were extremely grubby the carpet was especially dirty.The bedroom carpet was also dirty multiple stains. Tables in bar and breakfast room sticky for some reason as I did see staff cleaning them. Out door seating area furniture grubby, table rusting with some seats broken.

Spacious bed room upon upgrade
Comfy bed , lift access , food was ok

Cons:

Parking can be a bit hit and miss , table service slow ,sited up quite a steep hill so not elderly or disabled friendly and if you take your car you risk losing your space , plus it’s £10 every 24 hours to park I think for the price you pay parking should be free
Bins were overflowing as were ash trays on the decking area which had damage to boards

Cons:

Four rooms were booked. Three single and one double. The rooms were small and cramped with views of the roof or brick wall.. one of the singles was booked for elderly person. The room was very small and hot. Windows were high and frosted overlooking brick wall. The window could not be reached to open for air. The cables on floor and the closeness of the chair and wardrobe to the bed posed a trip hazard.
Another of the singles had a blind that was lowered and could not be lifted. The view was a brick wall and tbe room was datk

Pros:

Fantastic hotel, very attentive and very good service. Right in the heart of Bo'ness on Windermere. This is the place to go if you want that extra special stay, with rooms to suit all. We had a Bishey Lake View room and it was massive and absolutely lovely.

The parking on Saturday night was a nightmare i couldn't get a space.

Lovely views, friendly staff and delicious evening meals.
Pros:

Room was very nice. Breakfast was ok, needed fresh fruit salad every day plus yoghurt. Location was superb …..except for the STEEP STEEP climb to it from the main road.
