The garden was pretty
There was no hot water for the sink in our room the decor had not been updated since the sixties and the room was cavelike - really dark with strip lighting and a very uncomfortable bed. When asked about the hot water to the sink the answer was there was none which obviously raises hygiene concerns re staff handwashing in the restaurant. We chose the hotel on the basis that it was small and there was access to a private beach - this was not a private quiet beach for hotel guests only but in fact a busy beach club. There was constant buzzing from a generator so you could not sit outside and the balcony was very open with hard uncomfortable chairs. All other guests we spoke to felt the same and one couple left and another moved to a seafront room where decor was improved but then said their room was very noisy. The breakfast was cold 50 percent of the time and despite being “included” we had to pay extra for almond milk. I am not a fussy guest and like simplicity but this was sub standard on many levels

Hotellet (Lily) arrangerede en dejlig snorkeltur til os og vi i det hele taget behjælpelig på alle måder
Personalet i restauranten var svære at kommunikere med på engelsk og betjeningen var meget langsom.

Everything was lovely!
What a hidden gem in a chill part of the island. We will stay here again for sure. This place has one of the only private beaches on the south side of the island with a lovely pier, facilities, and waving seagrass beds. Being a boutique hotel without a ton of rooms, it also means you might have this beach all to yourself! The staff was incredible and willing to go over and above to plan activities like snorkeling, give us advice, and help book taxis and so forth.
Lily, the property manager is an absolute gem. She is extremely attentive, informative and made us feel that we were home away from home!
WiFi only worked on the patio outside room.
The beach was amazing! The infinity pool was great also! It’s a quiet location and close to a great restaurant for our Free breakfast! Rooms were ok (just old cement, not sealed or able to clean well-bathroom especially) but having air conditioning was a bonus!
The BEST part of this property is Lily the manager! She checked on us many times and helped me Immensely when I forgot my passport in the closet in the room! I appreciate her helpfulness and it saved me an hour of time. I recommend for a peaceful stay away from the tourist area!
I had what was called the romantic suite there was absolutely zero privacy during the day!! Unless the blinds were completely closed everyone at the resort could and was looking rt in my room including children. also i set some pizza on the counter above the fridge for less than an hour and it was covered with ants!!! And if you want to use recreational or medicinal medical marijuana anywhere on the property at anytime (5am) they will call the police and/or ask you to leave.
We LOVED our stay at Maria's!! HIGHLY recommend to anyone looking for a smaller, quiet, unique island experience. Lily, the manager, made sure we had everything we needed and took the BEST care of our every need.
I stayed here January 2025, 7-14th. the place was clean and quiet, rooms were cleaned every morning. showers were hot and beach towels were supplied. The rooms are located within a beautiful garden area with your own beautiful white sand beach, and swimming pool a few steps away. Breakfast was included in my package at the Kin Ha hotel, which is about 100ft up the road, the food was amazing with beautiful views across the blue ocean to Cancun, there is a great little coffee shop located just up the road, ( its out of a Volkswagen bus, and its really great coffee) there are also a couple of restaurant's and pubs within walking distance, as well as a reputable Satamander ATM, that I used for cash withdrawls. The southern most part of the island Punta Sur is about 1km away, I would walk here to watch the sunrise (picture included). it's about 7 dollars canadian to take a taxi to the north end of the island ( ferry terminal) and there are always buses running you can flag down, I think about 30 Pesos. Lily the host was amazing she sent me a text when I landed to make sure she was there to greet me, and was very helpful as this was my first time there and had questions about local activities, I definetly will return here
We had the best time at Maria's Kan-Kin. We are so happy with our decision to stay here. I had done a lot of research. There were a lot of suggestions to stay at the north end, but we were super happy with staying on the south end. This boutique motel is so peaceful and located right on the beach. The beach is beautiful, the water is amazing, and the pier gives the best views!! Lily, the manager, made the experience the best we could have asked for. She is so helpful and attentive. She feels like family before you even arrive. She is like having your own personal concierge, which she does not have to do. She helped us with so many things from booking our trip to Contoy, finding us a golf cart when they were booked up all over the island, to scheduling a cab back to the ferry. She is truly fantastic and such an asset to Maria's. Also, a wonderful perk is having breakfast included next door at the Kan Kin beach club. Large menu to choose from with a stunning view. Also, plenty of entertainment close to Maria's such as ZaZa Beach Club, Mayan Monkey, the Joint. Fantastic coffee bus at the top of the hill. We went to Puta Sur every morning for the most amazing sunrises. We can't wait to return!!
Everything was beautiful and the staff was super friendly.
We stayed at Maria's 1/13 thru 1/20. We asked for room 10, as it is the one right on the beach. The resort is very quaint and quiet. It has a nice sandy beach with decent snorkeling. We enjoyed free breakfast next door at Kin Ha day club, and spent time eating and drinking there too. Lilly the hotel manager is absolutely the best! She really is catering to every need! If you are looking for a quite boutique hotel experience, this us the place for you.
This small hotel was perfect for us. It is away from the crowds, tucked back on the south side of the island but not too far from the action. Lillie took great care of us.
The property has a garden feel. Unfortunately our room didn’t have much privacy, as you’d see everyone who walked by if the blinds were open. The room was spacious and had mini fridge which was nice. Obviously we’re in Mexico and these things happen given the climate and surrounding but it was unsettling paired with the droppings behind our bed. These things could’ve easily been prevented with a more thorough deep cleaning.
The private beach property was nice however there were 2 times that we were relaxing on the beach and a worker from the restaurant came over and rudely said “this private beach is only for hotel guests”. We were very confused because we were wearing the wristbands given to us at checkin. We told him we were staying there and he acted skeptical and walked away, only to do the exact same thing the next day while we were watching the sunset. This left a bad taste in mouths and didn’t help create a comfortable environment at our own hotel.
This is a super little hotel. Only nine rooms and has its own private beach which is a real treat. The manager Lilly was absolutely lovely and was on hand for any questions or help. It’s a little way out of the town but there is a really nice bar/restaurant called Kinha two minutes walk away and it’s only ten minutes into the centre in a cab. Highly recommended.
The property is definitely overpriced for what it has to offer. Overall , we had a pleasant stay except for the insects and no wifi in the rooms.
