The parking is absolutely horrible, there is literally a huge tree in the middle of the parking that you can barely get around. If you aren't out of your room before 10am they will charge $100 per person if you are in there at 10:01. Supposed to be an enjoyable experience but all the rules they have it feels more like prison
Very nice property, only negative was the hot tub was green, so we were not able to enjoy it. Staff were very friendly and accomedating.

We deeply regret our decision to invest in a timeshare with Tahoe Edgelake Beach Club. Over the past 35 years, this has proven to be one of our most disappointing and financially draining commitments.
The issues began with misleading promises. We were assured maintenance fees would remain stable, yet they have surged significantly, leading to financial stress. Transfers require exorbitant fees and involve external companies, creating a cumbersome and inflexible process that only adds to the frustration.
Booking preferred resorts has been a major challenge. Availability is often a problem, forcing us to either alter our plans or settle for accommodations far below acceptable standards. On several occasions, we’ve encountered resorts in poor condition, with cleanliness and maintenance so inadequate that we’ve had to vacate.
Advertised amenities frequently come with hidden fees or are entirely unavailable, further diminishing the value of this ownership. To make matters worse, we were misled into adding our children to the deed under the guise of a "legacy benefit." What seemed like a thoughtful idea has instead become an unnecessary and burdensome obligation.
Personal circumstances in the past five years, including a divorce, have made rigid vacation scheduling impossible. Consequently, we’ve been unable to use this timeshare, yet we are still compelled to pay exorbitant fees with no return on the supposed "investment." Adding insult to injury, when we sought advice about selling the timeshare, a representative at the resort admitted it would be a pointless endeavor. Imagine being sold a product with no exit strategy, trapping you indefinitely.
After decades of skyrocketing costs, continuous frustrations, and broken promises, we are now seeking to cancel our timeshare contract. The deceptive sales practices and chronic issues tied to this timeshare have caused us significant financial and emotional strain.
We strongly urge potential buyers to think twice before engaging with Tahoe Edgelake Beach Club. This has been a deeply regrettable experience, and we hope others can avoid the challenges we’ve endured.

For Check in after 4pm you just grab your envelope out of a mailbox. No room key just a code. Property right on the water beautiful views. Not modern but clean. Short walk to kings beach along the lake edge. Kitchen had everything you needed and Safeway across the street.
This place was a great value for the area which can be very expensive. Kings Beach is a relaxing little lake side town right down the road from Northstar.
Place is ok for one night, looks a little outdated, central heating system is pretty bad, however has any “itis” problems Don’t try it! And between check in and check out you’ll lose 2hours comparing to other places. 4pm to 10am.

Older property with uncomfortable beds and furniture. A lot of the restaurants were closed when we went. Beautiful location right on water with working hot tub.
Great location near Kings Beach, restaurants, and Safeway. The exterior is lovely, right on the lake with a long pier. Beautiful swimming pool and hot tub. Picnic areas with grills that I saw them cleaning every day.
Not sure why they rented us such a dumpy, old unit when the place was only half full. The sofa and chair were so worn out we could barely sit on them. The flooring was buckled, squeaky and none too clean. Outdated, kinda gros, bathrooms and kitchen. Worn out cookware and scuffed plastic glasses. The ugliest painting I've ever seen on wall from 1970s with chipped paint. Traffic noise in bedroom, so had to keep windows closed. We left a day early.

I just struggled a little bit with the toaster in the room.. didn’t work and I couldn’t get nobody to help me from the property

We overall we enjoyed our stay, the unit could use some updating, but was clean. The pool and the grounds were nice and clean with good access to the lake.

Room was old and outdated sofa bed mattress was so old and thin we could see the springs through it. No check in until 4 and checkout at 10 with strict rules about no late checkout. Unfriendly staff

Let me start with I am an owner here. Was not happy with stay as the worst thing was how filthy the floor was. We take off shoes inside. My feet were black after walking around my husbands socks black. I did let office know. I got a mop but I didn't think it was very clean. I did keep shoes on while mopping but mopped from farthest point towards the door. Still dirty. It was one of those microfiber washable heads. Tues was our cleaning day. We were out all day came back with a Swiffer mop with 3 wet pads for a 1 bdrm unit. I went thru all 3, could have used 4 more to get the filth up. The garbage disposal did not work they knew about it but no notes anything ahead of time. Tater peeler and grater was like 99 cent store crap. Not good quality at all barely functional. Phones not working, no cover on ironing board, sofa bed sheets set had to be exchanged due to hair on them and the smell. Windows filthy, stained chair cushions and towels. This morning I had no spare toilet paper in the room. One roll for the whole 7 day week ??? Seriously?? No one in office no one in housekeeping I had to chase down maintenance worker cleaning pool to get a roll. Mind you they just cleaned on Tues. They couldn't notice no toilet paper under the sink? They removed my Ziploc bags for transporting my shampoo/ conditioner but couldn't put TP in. The owner stopped by and I told him of the filthy floors. Oh and if you wanna do laundry better bring quarters no change machine avail. One washer and two dryers. Bed not very comfortable and sofa bed is a farce
I suggested to them about 14 years ago to get rid of those old assed sofas and get futon with thick mattresses this was you don't have sinking in some areas and bars poking thru in others. I am so glad I didn't bring my scorpion master UV lite. It might have scared me what I might have found
They have a late check-in time already, 4 pm, but the room wasn’t clean until 5 so that was super frustrating. They also have early checkout time, 10 am. The grounds/amenities were nice. Rooms are clean but very dated. You have to wash your dishes and put them away along with emptying all the trashes (bring to the dumpster) before checkout. If you checkout late it’s $100…they don’t supply shampoo/conditioner or any toiletries, just bar soap. Parking is tight and not easy for large SUV’s.
