Cons:

Lack of elevator access for 3rd floor room should probably have been mentioned at the time I booked the hotel. I am mobile, but for older adults with mobility problems this could be a challange with suit cases.

Pros:

I had a 3rd level with a balcony. Great accommodations. Went down to the bar for food and a drink. Got a really good night's sleep.

Pros:

I did not get a chance to try the breakfast so I cant comment on that, but the room was very comfortable, had good temperature control and I appreciated that there was a nice thick extra blanket in the room!

Cons:

The only thing that could have been better was the balcony - it looked over the creek/river and was a nice place to lounge on a warm day, but it would have been nicer if the table and chairs had been dusted recently - there were lots of spiderwebs and dust all over the balcony. Its probably hard to keep clean since its in the trees but just wanted to mention that it felt kinda gritty out there.

A decent inn right next to a few others in a row close to the UofO campus on Franklin Boulevard.
Pros:

The bed was comfortable

Cons:

When booking, I didn't get the impression that this was right next to some other hotels with a motel like feel. I got a place that was more expensive than the other nearby options, and expected a nicer experience, but as we drove into the hotel premises, it felt very much like a motel. The cost was deceptively high for no good reason other than the comfortable bed. The breakfast was average and the pool was very exposed and tiny, not inviting at all. I wouldn't go back.
