They cancelled on us the day of booking. Rejected our cards with no explanation. Obviously overbooked and then canclled us as we booked months ago

This hotel is not at all like the listing describes it as. Don't be taken in by the 9.0 rating, it is not at that level, at all.
It is in the Old Quarter so I expected a bit of street noise. There's quite a lot of that, but that's not the property's fault. The people talking loudly in the room below the stairwell until 2am are entirely the property's issue though, particularly as these were not other guests (as has been used as an excuse on other review comments), but people sitting in the family space behind reception. I had to go downstairs at 2am and tell them to shut it so I could get any sleep.
The room is small, and again, that's fine as it's clearly listed as 22 sq m. However, it's dirty and dilapidated, and if it ever looked like the pictures in the listing, that was a long time ago. Obviously nobody does any cleaning. Check the pictures attached to this review.
There's no lift, so we were lucky to be on the second floor - although that was closer to the noisy 2am chatterboxes and also to the cigarette smoke wafting up the stairwell that stank out the room we were in. I brought that to the attention of the front desk and they said "maybe it was the Chinese" - classy. There's no enforcement of the non-smoking though.
The bed is hard and the pillow even harder. I barely slept all night due to the noise, loud conversation, smoke, light pollution from the aircon, and rock hard bedding. I only stayed one night and I would not have stayed for any more.
We didn't take our chances with breakfast - and even though it's shown as included on the listing, we weren't told about where and when it was, and didn't see a dining room, so just skipped across the road to Cafe Hieu, (which makes a great egg coffee btw - the best part of our stay here).
I brought these issues up when I checked out but was met with blank looks and a bill. I paid and left, and wouldn't return here if you paid me to.
Pretty much everything. I'm scoring a 2 instead of a 1 because the street noise and room size were things I knew about when I booked, but everything else was terrible.

A perfect Old Quarter location and incredibly friendly staff make this Hanoi hotel a great choice.
Location was good and the staff was helpful. There are rooms facing on the Street and other to the back of the building. We got one facing back so it was extremely quiet despite the busy street. No elevator, might be an issue especially if being on the 4th floor.
Room needs renovation and more cleaning. The walls had a lot of stains and some mold. Room size could be a bit larger.

Great location in the middle of everything, if you don't mind the noise from the street. Staff was very friendly. It's a good apartment hotel (not a normal hotel) if you simply need a convenient place to sleep with no extra facilities or services.
Cleanliness was not 100% and everything wasn't in working order - for example, some of the electrical plugs were not working.
