Here you don’t get what you pay for
Pros:

Rooms are nice. Fairly spacious. Beds comfortable. Good a/c. Easy access to beach.

Cons:

Breakfast is lacking in variety. Staff, while not unfriendly, are pretty nonchalant. Not especially helpful, which is unusual in Sri Lanka. This seems to be the attitude throughout the hotel.
While the room was nice, the balcony was noisy due to the a/c unit which also took up nearly half the space. Made the balcony not very nice. In the bathroom the sink was very slow to drain and the toilet difficult to flush.
All of this might seem minor until you realize that this hotel is more expensive than the historic luxury hotel nearby.

We really enjoyed ourselves and it was very authentic
Pros:

Friendly and helpful staff, very comfortable bed, pool a real asset, beach nearby was great with great views

Cons:

other guests were sometimes noisy late into the evening / night and this could easily be heard. Could there be notices to be considerate in the corridor?
A desk light would have been very helpful
We were surprisingly untroubled by passing trains
The aircon was set just right

Pros:

Good experience,... Friendly staff. Front desk staff Eshan helpful and well mannered. Restaurant supervisor friendly and helpful.
Location of the hotel is excellent.
Would definitely come again.

L’hotel ha una architettura vecchio stile, ma proprio per questo affascinante, ottima posizione sulla bellissima spiaggia di mount Lavinia, camere grandissime con bella vista mare e piscina calma e molto grande: si nuota!! E la colazione molto varia, ricca e ben servita!

It shows swimming pool but after booked they said cannot use the swimming pool

Cons:

We took three rooms and all of them were not very clean. Loads of mosquitoes under the beds. There were some patches on mattresses and some sheets.
Rooms were not comfortable at all
There were no access gate to the beach unless you go round from the front
