The location and view.
Toe nails on the carpet by the bed head board, room smell like dog urine, outdated and small room. Bathhroom Door door rotting at the bottom
Little to no engagement from staff.
Location if you want to be in the bush area of Sedona, however I’ve found it very busy . The gentlemen who served the breakfast tried to be helpful, as there were no vegan options. I’ve asked for a vegan option the afternoon before as I checked in, but the hotel didn’t prepare anything extra for that even though breakfast should be included.
Sauna was only warm . Jacuzzi wasn’t bubbling and water just warm. My room wasn’t very clean.

A little pricey. Our room was a little dated.
Good breakfast, great location in Uptown, and the arrangement they have with the adjacent Arroyo Roble Resort that gives access to their clubhouse - that means you're a 2-minute walk away from a building with a sauna, an indoor pool, a very good gym, a pool table, tennis and a racquetball court. That is crazy in terms of value for money, considering it's only a 3-star hotel.
The rooms are dated, probably haven't been remodeled for more than a decade. But they're well equipped and very clean so it practically has no impact on the experience if you don't mind it. Make sure to explicitly request housekeeping for every day of your stay!
The location
The bed was very uncomfortable it had a big dent in the middle. For sure needs to be replaced.
Ability to walk to all the shops and restaurants and the spa facility!

The location is ideal for seeing Sedona and traveling around to all the sights. You are in the heart of town for shops and dining
Sedona is hilly so there are lots of steps. The indoor pool and game room is down in the club house.

Asked for a late check out twice. Was told it was scheduled and came back to our room that day and the cleaning staff was in our room. No one told them about the late check out.
The Breakfast and location
The toilet was to low with bad knees needs to be higher for older people
Staff here were friendly and welcoming, and very glad to explain hotel policies and amenities. Our room was comfortable and spacious. The weather was cold, but our room was properly heated. Breakfast was better than average. Free coffee and filtered water were available in the lobby all day.
The $20 daily parking fee seems a bit high. The hotel might benefit from a remodel in the next few years, but the existing buildings seem to be well maintained.
The location to downtown was great! The red rock views were stunning. The breakfast was decently good also!
