They are just trying to find ways to fleece the tourists. They tell you that check out time is 11.00 am and you are surprised because check in is like all other hotels- 2.00 pm but check out is earlier. Why?? Because no morning activity in phi phi island finishes by 11 so u are bound to get late and if u check out at 12- they will forcefully and very rudely keep the 500 bhat cash security deposit they forced you to pay (even though u have paid for room by credit card and all international hotels just pre-authorise the card as security). They are just making sure that they earn 500 bhats more from you. Why not increase your room rent only by 500 bhat and have a normal check out time- coz no one will pay extra for rooms where the towels are old and smelly- right!!!!
Only good part- all the bell boys are very helpful and courteous.
But the ladies at reception- sweet and smiling when u come in, but when u check out and they don’t want to return your deposit- so so rude.
When we were leaving for our activity in the morning- we surrendered one room (we had booked 2), told them luggage is lying packed in second room, we will just pick it when we come back. She said- check out is at 11, I said- I understand and we will be back as soon as activity finishes. No mention that an extra 500 bhat will be deducted if you are even half an hour late. On returning- they simply do not return the deposit and say that this is mentioned in the paper u signed when u checked in (well, when we checked in at 6.00 pm previous day, it was raining cats and dogs and we and our whole luggage was drenched and we were so cold and worried about the kids getting into the room fast- so excuse me if we did not read each and every word of that stupid paper u made us sign 😡). Left with a “bad taste in the mouth” feeling. This was the only place in our whole Thailand trip- which gave us that feeling.
The property is in a great location, very close to shops and the main pier. The room is decent but allows a lot of mosquitos to come in some how. The shower has no hot water and the drainage in the shower is terrible. There lobby is open to the outdoor which gets hot and humid checking in or out. It’s an ok property but I’d tried a different place before coming back. The mosquitos are a huge problem.

Im writing this review here as they are soooo out of date and the photos are too. Go to their website for better more modern photos. It's a good location IF and I say IF you want to be in the centre of all the noise and hub hub. You are very near and just across from the Tonsai pier beach nearby and it's very busy and lots of shops and cafes right next to you. Thats fine if you want that, if you dont, do not stay here and go a bit further round the corner. Its probably one of the best hotels being central as many are just not very nice. The rooms are big and clean but the water stinks. I couldnt quite believe it when I put the tap on and felt uncomfortable even washing my hands in it.
At check in you do feel you are a naughty backpacker - I was checking into the normal hotel. Had to sign things and give deposits in case I lost, damaged ( probably stole too ) anything...only allowed one small pool towel and had to sign in and sign out for it. The astroturf around the pool was boiling hot. It felt very strange as wasn't used to that kind of tone but hey if they have a young backpacking crew just in the hostel section of the hotel, I get it.
Room and facilities very basic so dont think you're gonna have a luxury experience.
The room I had was on the ground floor and had large trees outside it that had rainbow colour luminous lights on ALL night. Right outside my room. Glaring in and thank god the curtains were OK otherwise I wouldn't have been able to sleep. Very off-putting and no need to have them right outside a window.
So to conclude, if you request a quiet room and ensure you get one far at the back of the location, you should be fine, its a good basic hotel in the centre with more guarantee it won't be so loud but in high season be prepared. Ideal fo 2 night but would not stay for a week's holiday. Go stay round the corner at Andaman legacy or even up to Long beach area for the real Phi Phi vibes.

Definitely not worth the $343/night they charge for a simple and outdated room. It is in a great location, however, the condition of the property, rude staff , and terrible breakfast make it a waste of money.

This is a stunning hotel ideally located on Phi Phi for all the pubs and restaurants and the walk to the viewpoint.
Room was stunning and spotless clean.
Nice pool with plenty of sunbeds and bar always staffed with happy hour.
Never had breakfast in hotel but would definitely recommend.
It’s about a 5/10 minute walk from ferry with cases make sure you have wifi for directions or get one of the guys at ferry to take cases it can be a trek if you take wrong turning and get lost but worth it.

Located close to the pier this hotel is easy to get to as you have to carry your own luggage from the pier.
The hotel is very beautiful, grounds are kept clean as are communal areas.
Upon checking in I was surprised at the lack of warmth or welcome from the reception staff who checked us in

Our room was very nice and overlooked the gardens. Within a few hours we realised the air conditioning was not working properly as the room was very hot despite the AC being on for a few hours. The reception staff weren't very helpful and we waited ages for someone to come & check it. Apparently it hadn't been working properly yet they still checked us in.
There were no apologies or solution to our problem. My husband asked to move rooms and we were shown 2 rooms which did not meet our approval. Finally we found a suitable room where the AC worked.
Breakfast was a lovely buffet style located on the beach. The staff are not friendly at all with barely a smile let alone any hello or conversation.
In our room my husband and I were bitten by mosquito's and we had to kill at least 10. I don't know how so many were able to enter our room but I advise guests to buy repellent.
The pool are is very nice. It's quiet at first in the morning but does tend to get busy later in the morning.
At first sight this seems a great hotel but I would not stay again. The staff need to be trained in how to be sociable to guests and make them feel welcome.
It was a run down 3 star hotel. Very loud. The beds are hard the pillows are hard. It’s more of a 2 star.

Coming to a small island it’s obvious not to expect incredibly lavish accommodations but at a higher level for the cost of those on the island, I would expect more than offered. Have 500 bath available as security deposit for the room key. The good is that it is fairly centrally located and not too far of a walk from the pier. The bad: the beds are hard which makes it difficult if you’ve had surgery. I booked two of the exact same rooms but was given one of lower quality and just told it’s the same when it was smaller and didn’t have the same balcony. The building leaked so the entire stairs and walkway to the room door was covered in water. There is no hot water, only luke warm at the hottest setting and the water you get is salt water so not exactly a clean feeling. Not sure if that’s all hotels on the island or not though. I kept losing power due to loose/shoddy wiring that they basically pieces back together with tape and bubble gum so never truly fixed it. They seem more worried about putting out their price lists for every possible thing you can touch and overcharging in the restaurant. The restaurant is on the beach but there are no available chairs like there are further down the beach at other locations. I’ve slept in worse places but also in far better even in more remote locations. Bottom line is there are better options available on the island at multiple price points. I checked out early and left due to the issues (of course no refund is given).
We have been to Phi Phi four times now and have actually stayed at this hotel THREE times - 2018, 2022 and most recently 2024 - just a few days ago. We re-booked because the first two times here was good and suited our needs.
I am unsure why this hotel has bad reviews. To be honest, we actually thought the hotel this time was better than previous trips because the hotel rooms look like they have had a bit of a makeover. Check in was fine. No problems. Pool is good. Location is awesome (best thing about the hotel!)
I would say the following - we have travelled all over the world and you need to lower expectations a little in Thailand. It’s not like the Caribbean or even Europe. 5 star in a Thailand beach resort is not like 5 star in Mexico or even Tokyo - even Bangkok. The hotels can be a bit rustic. We have only stayed here for one night in each occasion so understand if you are doing a week on Phi Phi you may need more but you must realise you’re on a little cut-off island. The rooms are a tad basic and the water form the shower is salty (as another guest observed) but as a place to bed for the night or two, you really can’t go wrong.
Our kids (15 and 11) enjoyed an hour in the pool and the room was more than enough for us to crash and then enjoy the islands night life and also a long tail boat the day after. You can catch a boat trip literally outside the hotel for a reasonable price and all other amenities like shops, bars and restaurants are within walking (or crawling!) distance.
We will be back!
Amazing hotel at the center of the fun!
Not a great experience, very very basic resort however the worst experience was when you opened the room door, the room stunk from the minute you opened the door, when we complained to the hotel staff we were told it was to do with the air con and to switch it off which made no difference at all, made me feel sick. Beds were very hard but that’s down to each individual’s preference. I wouldn’t recommend this hotel to anyone. I have been travelling for 35 years and this must be the worst so far, not a great experience of a beautiful island, yes Phi Phi is a beautiful island but please choose another hotel.
