Property is a really nice old style flat, with a recently renovated kitchen.
Its on the 5th floor of a 6 story building which has a secure elevator to access.
Flat was clean when we arrived.
It had a wrap around balcony with chairs and table for eating outside.
I collected keys from My flat Nice's office located a 10 minute walk from property. Then just left keys in the apartment on our departure.
Dennis was very helpful. The flat is located centrally, 10 minute from main train station, many tram and bus options nearby
Un lit d'une saleté dans nom, tous les côtés et bords du lit étaient noir de crasse. La couette avait des tâches de sang et aucun drap housse n'était fournis.
Le pire a été le traitement reçu par le gérant de l'appart hôtel, qui a été d'un dédain sans commune mesure.
Je ne recommande absolument pas ce logement au vu de l'état de la literie et de la réaction du gérant, car croyez moi, vu le discours, rien n'a été et ne sera changé au niveau du lit... Je n'ai jamais vu un service client pareil, c'était la 4e année que je réservais un logement pour une semaine avec cet appart hotel, il n'y en aura pas 5.

However, apartment was dusty and some dishes were dirty when we arrived. The wifi was not available for the duration of our stay. We were expected to clean the entire apartment ourselves upon leaving which is probably why it wasn’t in amazing condition when we arrived.
Overall amazing place, price, and location, just some little things that were a bit frustrating.

Beware of this property, very misleading - they present as an Apart Hotel but are just a bunch of apartments managed by one company.
The directions on the app were misleading. We followed the directions link and it brought us to the square we thought the hotel was in but is clearly not. After trying to find the property that was not there we found another address on the listing and that still was not right. Rang the provided phone number and they directed us to another location where (their office this time). Was met by staff who gave us keys and sent us to yet another location!!! Finally , this time we got to the apartment.
The apartment itself was very small and only had a pull-out sofa bed. Also, there was no curtain, blinds or other window covering.
The photos on the listing in no way represented the property we were given.
Overall, the property listing was incredibly misleading and did not reflect the property we stayed in.
the location of the hotel was great. But the communication for check in was not smooth. The front door to the apartment was so stuck that it's hard to open, only opened when you slide it upwards.

Quartier sympathique. Les tramways tres proche et la proximité de la gare permet d’aller tres rapidement vers Cannes ou Monaco.
Fin og fransk leilighet. Men, adressen de oppgir på nettsiden er resepsjonens, og leiligheten vi fikk var plassert nærmere togstasjonen enn stranden, dermed stemte det ikke at det var 5 minutter fra stranden.
I could not access my apartment on arrival due to lack of communication. So as a solo 60 year old woman traveller I was stranded in a French City at night. I had to book into a hotel at a cost of nearly 400E. Expedia have refunded me for that minus first night cost of the apartment. So I’m waiting for Apart Hotel Riviera to refund that. Think I’ll have a battle - but will keep giving bad reviews until I receive the refund, AND I may have to go through the Ombudsman.
The only good thing I can say was that the apartment was clean. The apartment door was a nightmare, we were blown off for hours by staff. They key for the door only unlocked it half the time, and you had the essentially kick the door to open it and slam it closed to shut it— clearly it’s a issue because there was a sign on the wall saying never to slam the door. I had emailed days prior with our arrival time, but no response and there was no one in the office when we arrived; there was a sign on the door with a phone number to call. They took hours to respond to our messages on WhatsApp— I called 10 times before they finally answered. Staff never responded to our messages about checking out, so we had to leave keys on the table and the door opened and unlocked.

Communication wasn’t great we were given two addresses to collect the keys from and when we emailed and WhatsApped we didn’t get a response
When we arrived the office was closed despite opening hours saying it was open and had to wait nearly half an hour for someone to come with keys
Close to everything: promenade, old city, beach, restaurants, patisseries, groceries.
Good size apartment for 4 people. Bedrooms faced courtyard so it was very quiet. Well equipped kitchen.

Very nice property, caonfortabe and close to everyting. Beach at 10 mins walk, tram and train 7 minutes walk. We were very happy during the 4 nights we stayed.

Check in was complete chaos. They gave us no relevant information, important directions we conveyed verbally, contradicting the written info in the room. We were given 3 hours to check in, and when I told them we couldn’t make it (by 30 minutes). None of the addresses in my check-in info were relevant. I would never recommend this. They need to get their house in order.
The apartment was very clean except the terrace behind bedrooms. There were terrible dead flowers, trash and scrap on the floor. Its was pity that we could not use it at all.
In one bedroom there was a closet for clothes, but it was locked and no key.
I so wish I’d listened to the previous poor reviews. They describe our exact experience. The location was not where we booked. The arrival process was poor. The map location on hotels we site was blocks away from the booking reference. They have multiple properties and had this property been advertised properly it would have found a much cheaper price point, one that people would be more accepting of. The photo on the booking had a wonderful balcony. Rather our building was covered by construction shade cloth and was not the one in our booking. The air con was in the living area so we had to keep all the doors closed in the kitchen and other rooms to funnel air into the bedrooms. The soap in the bathrooms comprised sachets similar to those you would get ketchup in. I am a very regular traveller with my family and do not stay five star ever, but I do expect to get what I pay for.
Everything was as expected!
