Please note that air conditioning will be available only from 8th of June until 7th September, on request and at an extra cost. The cost of the air conditioning is 6 EUR per day for Studios, 8€ for One-Bedroom Apartments , 10 EUR per day for for Two-Bedroom Apartments.

In the apartments of the large farmhouse, air conditioning is only available from 07/06/25 to 06/09/25.

Some apartments are only reachable via stairs.

Please note that the tax invoice must be requested before making the payment. In the absence of a written request, a regular tax receipt will be issued. Subsequently, it will not be possible to issue a tax invoice.Payment before arrival by bank transfer is required. The property will contact you after you book to provide instructions.

You get what you paid :). Accomodation by itself was basic, but we did not missed anything. We loved the area, kids playgroungs at every corner, bbq places available and the swimmimg pooll was the best. There is one restaurant, where the food was not the best in Italy, but staff was super nice. They also have fresh baked croissant every morning and cofee. So you do not have to care about breakfast, for us it was a daily choice :). We also get a bottle of wine, when we were leaving :).

Cons:

AC is for extra costs. Nothing is really reachable by walk. You have to use car every time. It is pretty hard to park close to beach and you never know, how the beach will look like, so it is little tricky, esspecially when you travel with kids.

Appartamento con soppalco
Pros:

Residence immerso nel verde a pochi chilometri da spiagge ( san Vincenzo,baratti etc ..) e tante località da visitare ( Campiglia marittima, Piombino)
L' appartamento pulito e dotato di tutto il necessario e, nonostante non ci fossero zanzariere,le zanzare non ci hanno tormentato
La struttura dispone di due piscine,di cui una x i bambini con gli scivoli, è tenuto bene e pulito costantemente.
Ottima accoglienza e personale cortese.
Parcheggio all' ombra perfetto

Cons:

Nel nostro appartamento il letto era nel soppalco, non sopportando l' aria condizionata e visto che li sopra faceva troppo caldo, abbiamo optato per il divano letto che era scomodo

Odpoczynek w pensjonacie był super. Jesli brac tylko sam pobyt w obiekcie to bylo bardzo fajnie.

Basen, nie za duży ośrodek, wygodne duże mieszkanie.

Cons:

Brak balkonu. Słaba okolica - brak chodnika, pobocza. Poruszac można sie tylko autem.

Właścicielki bardzo sympatyczne, pomocne. Domki zadbane i czyste , aneks kuchenny wyposażony.
Basen dla dzieci poprostu super!!!!!Zjeżdżalnie, dmuchaniec do skakania i rożne place zabaw wśród zieleni sprawiają, że dzieci nigdy sie nie nudzą. Do zatoki Baratii z kilka minut autem tak samo w stronę plaż San Vincenzo..Bardzo fajne dla dzieci. Niedaleko do Pizy i innych wartych zwiedzenia miejsc. POLECAM.
