The stairs to the room on the third floor were outdoors.
The sea views were great. It was the reason why I booked this accommodation instead of an airbnb. Overall I would probably book again.

Great views and comfortable rooms
Zero contact with staff or owners made for a strange stay. No one met us or saw anyone over the course of 3 days.
Nice view of the water, large clean room, nice old house, very quiet neighborhood, walking distance to a beach or two. A koi pond in the yard!
The hosts are retired from B&B so there was no breakfast. We knew this and expected it, so no problem in that regard, but it was a bit inconvenient to not have breakfast available here since there was no restaurant in close walking distance to get breakfast. We did fine with our bagels but realized for us it IS easier when there is even a continental breakfast available. Also the bed was a bit mushy for our taste, a firmer mattress would have been an improvement, but we understand that everybody is different in their needs. We met the hosts very briefly and they were pleasant and helpful.
The place was charming. Self service check in and check out suited me fine. Great place to relax and easy access to the local sites.

Booked this for my parents for a weekend birthday getaway! They had a great stay! Walkable to downtown Rockport. The bedroom had 180 views of the ocean, sunrise and sunset. Beautiful room and grounds! Quiet and walkable. Breakfast is not included but they do have coffee and outside tables to sit at!
Charming is the first word that comes to mind! This is our first trip to New England. It was raining when we arrived but when we walked in the door it felt very welcoming. Check in was a breeze. Our room on the second floor was spacious and very comfortable. When I locked our key in the room the owners quickly gave me another. Also, we really enjoyed all of the offerings for breakfast!
I am sad for future customers because they won't be able to enjoy the property like we did. There won't be as many rooms and they are taking out the wonderful breakfast! Hurry and book before 2025.

The location and the accommodations were great. The reason we stay at a B&B is to interact with locals. We were not met when we checked in, that evening at all and little interaction at breakfast. It was disappointing.
