A lovely little hotel with a surprisingly spacious room! Everything was spotless and very clean, and the room had all the essentials you could possibly need, including a coffee maker. The Wi-Fi was excellent, too. A very comfortable stay and an excellent choice overall. Highly recommended!
Nothing !!
Great location in downtown St. Andrews so walking to restaurants, the pier, and throughout the town was very easy. We enjoyed the front balcony in the afternoon as well as in the morning with the “appropriate to the time of day” libations.
Unfortunately the seasonal restaurant was not open.
We love this hotel! The staff is amazing and it’s where we stay whenever we ho to St Andrews!

The building has a lot of charme, and it's situated in the middle of St. Andrews, you can really feel like the history is around, it's well maintained too. It was clean, warm and nice.
The double bed is very small for two people, the room was very small too.
The room was large and the bathroom was very clean and newly refurbished.
The staff were welcoming and friendly.
There was ample free parking.
The hotel is in a great location for exploring the town.
The hotel had a slightly warn vibe about it and was in need of a decorative update.

Where to begin-
The heater in the room wasn't working. Had to complain twice before somebody came to check.Could not figure out why.Hotel was fully booked so couldn't get us another room.At our request got us a space heater which also didn't work initially(APPARENTLY not all the outlets were working. Anyway we didn't get enough sleep as we had to get up in the middle of the night to switch off and on the heater as no way to regulate the temperature in the room.No apology or compensation offered by the management.

This is an old property not updated at all and poorly managed.However charges were high.
Would never stay here again.Stay away from this place.
A very charming hotel, clean, comfortable and very welcoming. It's location center of Water Street is perfect for exploring all that St Andrews has to offer. We loved it and would definitely stay again.
Not much, you'd have to be picky to find something not to like.

At first glance Kennedy House looks lovely. The outside has seen a makeover and there is a hint of old charm with the hexagonal tile in the entryway. Entering you see the wide grand stairway leading up 2 floors. Here the paint and carpet is aged and worn but it suggests an attempt to mix old and new. Sadly the video gaming terminals at the rear of the bar on the main floor do not. All hope of old-meets-new-in harmony evaporates when one enters the booked room. One is greeted with a confused mish-mash of concerningly tilted floors encased in a rubbery looks-like-plank-but-feels-like-lino flooring, a DIY closet, an 80’s kitchenette(with coffee maker, mini fridge, and microwave but without a toaster and with just enough dishes and cutlery for 2) and a confused and incoherent mix of old and new furnishings and light fixtures.
The bathroom has a mirror light that can only be turned on if the overhead light and fan are turned on. The tub with mismatched tiles and framed with odd 4x4” segments offers a disappointing tepid and surprisingly low flow shower. This place is over priced for what it is. Consider other options if St Andrews is where you want to be.
