Excellent smooth running stay - no issues.
Pros:

The staff were really friendly and they were enthusiastic about their work. They were also efficient and accurate in getting their work done. The staff genuinely seemed to care about you having a good stay at the hotel.

There were also good facilities near the hotel with somewhere good to eat right at the end of the road the hotel was on. Other facilities and services like shops were plenty and laundry services and even a coin-op self service laundry to wash clothes the day before you leave.

It would be only better if there were better bars but even the Soi 7 & 8 bars just around the corner are not as good as they used to be. That just shows more clustering instead of a spread of bars/ entertainment would be better.

Even so the good bars on the above Soi's weren't far away at all. The best thing was the close proximity to the beach. You could also get to the beach in either direction quickly by being near both tuk tuk direction routes.

Cons:

The only thing that wasn't up to standard for me was the storage for clothes in the room. That was the only thing that wasn't good enough for me.

Lower floor if available.
Pros:

Graat location, lovely staff.

Cons:

No elevator. If you happens to have your room on the top floors, and if your are not yoing, it's tough to climb with suitcase.

However, the lovely staff manage to find a lower level room on the second day it self, for me.
