Small rooms
Pros:

Good value for money, but very! small rooms. Missing toilet and lobby on ground floor. Bathroom contains unnecessary bath. A shower should have been sufficient. Missing: handles to get out of the bath safely

Nice place to stay
Pros:

The rooms are Clean and compact but extremly suitably for a couple. Very friendly & helpful staff who I cannot compliment enough throughout the hotel. The breakfast buffet is expansive & well provided to suit every taste. Suitated within 5 mins of the start of all the real neon areas around Godzilla road & down to Shinjuku station, 20 mis walk. plenty of amenities close by. Korea Town is accessibly across the street & well woth a look.

Roasting and filthy.
Pros:

Filthy.

Place so dusty, even the roaches are ridin' 'round in dunebuggies.

And hot. No AC in winter. So everyone just opens their doors to the ICE COLD hallways. Such an elegant, guest-focussed solution, n'est-ce pas?!

AVOID.

Affordable spot!
Pros:

The hotel smells good upon entering.I made my reservation online and it was a smooth process upon checking in. The room is clean, with complete amenities and it’s very affordable. It’s in the middle of everything so it’s an easy access to convenience stores, grocery stores, etc.

Check out is 10am?!??
Pros:

Clean room, 10 am check out is just terrible. I do not know of ANY other chain that does this. Then they charge ¥2000 per hour to extend to a later checkout which would be included in any other hotel. Would not stay here again because I do not like being nickel and dimed. Smallest hotel room I’ve ever had in Japan and bed was saggy/uncomfortable. Eco friendly hotel and laundry facilities which was great. Japanese public bath was a nice touch.

Pros:

Good location if you want to be in the middle of it all.
The rooms were just very small but most Tokyo rooms are. The bathrooms were incredibly small. I don’t know how more than 1 person could function in these rooms.

My wife said she found a curvy hair which doesn't belong to us on her bed. Then I found another one on mine. We were too quick to sweep the hair out of the beds before taking photos. Then I asked the front desk to get a new set of bed sheet for her. I didn't ask for myself. Obviously the staff didn't change bed sheet. After changing her bed sheet, you can tell the difference of a bed sheet never used and used. I am not that kind of picky person, but this experience was absolutely terrible. I think I should have partial money back.

Pros:

It is conveniently located near shinjuku was lots of late night activity. In the morning people passed out on the ground in front of the hotel and lots of trash. Staff was very helpful and friendly. Main issue is the elevators. Only 3 of 4 worked and spent a lot of time waiting for them to get to the floors and also sometimes a line in the lobby. If you want to be in the heart of shinjuku it is perfect

Staff were very nice, rooms were very clean, limited space in room though but good enough for solo to just get a good sleep in. Shinjuku is very beautiful but at night watch for ppl trying to scam you in the area. Just say no and they will leave you alone but it does get annoying. Right beside Kabukicho tower where a lot of events go on but they are not loud and it’s cool to watch!
All in all. It’s a little expensive so there is probably better options for the same price.

Clean room, friendly and helpful staff, very convenient to have breakfast at the hotel. Room was very small, barely enough room to open our large check-in luggage. Wi-fi and AC worked well. Great location if you want to be in the busier area of Shinjuku.

The staff are nice and the location is great but the hotel is clearly designed to run as cheaply as possible. There are four elevators for the whole building, one of which was out of order for my entire stay. There are three washing machines and three dryers, each of which only accepts 100 yen coins and the conversion machine was broken. Housekeeping is every three days, which is fine because they drop off a new towel each morning, but they try to spin this as an environmental measure rather than cost cutting. It’s fine as a place to crash for a few nights but don’t expect much more.

Pros:

The staff were wonderful and the hotel itself is clean, though quite compact. Transparency about our rating and the Kabukicho area is that there are a lot of young, restless locals hanging around. Being such a hot tourist destination and local bar/party scene, Kabukicho is less clean than other areas of Tokyo and sometimes loud or rowdy. That said: we never once felt unsafe or unwelcome. It’s just a different vibe.

Clean room, good amenities and helpful staff. Convenient location for transports, night life and shopping, but noisy at night. Avoid if you prefer quiet neighborhood. Also waiting for elevators at rush hour is annoying. Make sure to check out at least 30 min before the actual check out time.
