Great location away from the crowds with nice resort amenities, including pools, courts and bbq.
Pros:

Lovely location south of Kailua; right on the ocean and very quiet (except for the birds). Pool and bbq facilities are very nice and convenient to all the units. Staff are quite pleasant and helpful. We had a small problem with the bill and they were quite amenable and efficient in resolving things for us, without argument. Our unit was well equipped for everything we needed, clean, roomy, and very comfortable, with ample, private patio space. Sunset views are great! Would give the property an 8.5 rating.

Cons:

Our particular unit was a bit dated and could use a refresh and some maintenance touches to fix minor cracks and furnishings. It definitely had a "70's vibe"... with a small investment in maintenance and furniture, it could easily be updated.

Nothing we left.

Cons:

Bed blankets were torn, no actual blankets like in hotels but old fleece blankets that feel dusty. This whole place holds only privately owned rental units and the unit we booked online was not the unit we received. Location is not great. They charge you extra for 26 dollar per night for the AC.
I can say that the housekeeping lady joy was amazingly nice and tried to help us but eventually it’s just not what we booked for our honeymoon.

Pros:

The unit was well decorated and comfortable. We spent the majority of our time on the lanai enjoying both the good weather and the rain storms! The pools were great, never too busy. And the staff were all FANTASTIC, their friendliness and helpfulness is what made our stay!

Great place, good king bed, beautiful setting!
Pros:

Beautiful setting. Love that everything was conveniently close such as pool, pickle ball courts, etc.

Cons:

I think the communication could have improvements between the staff and between owner/booking.com/staff. The wifi wasn’t working and we let the front office know. 2 days later when we were checking out someone showed up to assist with the wifi.
We asked for more towels and they never came. I booked the place for 6 ppl and there were only 4 towels for the whole trip.
