Had a wonderful stay for three weeks in August. We were here also in the spring and as usual the staff was great. Marlene, Jessica and of course Miss Annie are the best. Have our reservations for next April and August next year. We have been staying at Edison Beach House for 17 years.

Loved the small personal feel, family owned, only 22 rooms, very friendly and kind housekeepers.
Fantastic for physically challenged people: elevators, short hallways, full kitchen, washer/dryer, flat access with no stairs/steps to get to pool and beach, very close handicap parking spot, restrooms located outside on pool deck.

Appreciated that they provided a stocked kitchen, hairdryer, laundry and dish detergent, shampoo/conditioner/lotion/soap/tissues/toilet paper.

Fantastic views of ocean, 2 sides if a front right corner unit.

Chose the hotel because it is no pets allowed. Appreciate the fact that it accomodates allergy sensitive people. However, smoking (including marijuana) is still allowed on balconies, which penetrates into your area and prevents you from staying there. Also, be aware there is carpeting in the rooms (some are being replaced by all tiles). Recommend to bring your own hypoallergenic pillow. Wicker furniture holds dust in the grooves, and ceiling fan accumulates and moves dust around. The cloth recliners hold dust and stains. The a/c is not central air, so cold air blasts directly on you unless you block it with one of the big recliners.

Some other things to note thay are not clearly advertised: the entire pool deck, which also has access to the bathrooms, is locked from 7pm through 10am daily, year round. Also, the pier is less than a block away. There is very loud construction going on right next door, which deters from the peaceful ocean sounds, and no discount is given for that inconvenience. Alps, it is not a private beach just for those staying at this hotel. The property is the main passageway for the public to come through to access beach because of all the construction.

Be aware that the powder white sand is actually composed of all tiny broken shells with very sharp edges. Closed shoes are recommended, as I got cut on the bottom of my foot the first day and it was a painful rest of my stay. Recommend to bring your own pool and beach towels. They dont tell you that the ones they provide are the white bath towels, which barely cover your body. Sand is very compact and hard, must dig a deep hole with a shovel for your umbrella. Only short/low beach chairs are provided; bring your own of you need a tall one.

Overall, they're doing a great job of coming back after the hurricane devastation. I'd rather give business to this small family run place, and help them remodel and freshen things up.

We really enjoyed our stay. Our room looked exactly like the pictures. The location was great, not noisy. The pool was nice(the water was not hot like we thought it would be). The beach was nice and not crowed. Staff were great. We would love to come back again.

We had a wonderful stay at the condo. We love having the extra space and kitchen to make meals. The place was very clean and service was top notch. The only down side we encountered was another family cooking very strong smelling Indian food night after night that invaded the entire floor. But that's not the management's issue. Aside from smelly food, we had a great view and perfect beach access.

Great location for Fort Myers Beach. And the staff is amazing. That said it really shows its age and the rugs were terrible. Directly on Gulf. Check the dryer in your unit, ours had rust. That put rust stains on my shirt. Overall and for the price, I would stay there again

I rarely leave negative reviews, but after paying nearly $400 for one night, I feel other travelers should know about our family’s experience with this location and its leadership. Its unfortunate to have to write this, as it would take extenuating circumstances to get me to take the time to write a review and ensure future clients know what they are going to experience. Edison Beach House advertises itself as a 4-star hotel, but our stay was nowhere close to that standard. While the beachfront location is excellent, the condition of our room was extremely disappointing and appeared to reflect years of deferred maintenance.
Throughout the room we found:
● Ripped and torn blankets
● Holes in the walls, including beneath the air conditioning unit
● Chipped and damaged paint
● Multiple stains on the walls
● Stained furniture cushions
● Stained headboard
● Stains on the refrigerator
● Missing towel holders
● Broken light switches
● Beds that were unstable and in need of repair
When we requested additional bath towels, we were initially told the hotel had no more towels available! Eventually, towels were brought to us, but they were bath rugs for the floor, rather than hotel bath towels. Of all the hotels I have stayed in, never had this experience. I documented the condition of the room with 21 photographs, because I was genuinely surprised that a property marketed as a 4-star hotel would be maintained this way. I am attaching the photographs so this doesn’t become my interpretation, it is being shared as reality. After returning home, I contacted Edison Beach House in an effort to resolve the matter privately before posting a public review. I spoke with the manager, Marlene, who represented herself as being in charge of the property. I explained our experience and offered to share the photographs documenting the room’s condition. Unfortunately, the conversation was as disappointing as the stay itself. Rather than listening to our concerns or discussing a possible resolution, she blamed us for not reporting every issue during our stay, attributed the condition of the property to hurricane damage from several years ago, stated that she did not care what type of review I posted, refused to provide contact information for the owners when I requested it, and ultimately ended the call by hanging up on me. Had that interaction been different, I don’t get to the point of posting this review. I was genuinely surprised by both the condition of the property and the lack of professionalism in how our concerns were handled. I expected a conversation focused on understanding the issues and making things right—not dismissiveness and hostility. For nearly $400 per night, I believe guests should expect a clean, well-maintained room and respectful customer service. In our experience, Edison Beach House fell well short of those expectations. The beachfront location is wonderful, but location alone does not justify the price or outweigh the condition of the accommodations and the way our concerns were handled.
I hope management and ownership take these concerns seriously and make meaningful improvements so future guests have a better experience than our family did.

Incredibly clean, well kept at a very high standard.

We have been staying at The Edison Beach House every spring and fall since 2010 (except Ian) missed 2023. Very clean and well maintained establishment. Staff are wonderful and extremely friendly

excellent location and staff. Good views from all the units and beach toys were nice amount and quality.
