The property offers free access to and use of the exclusive Mandarino Beach Club, located just a 10-minute walk from our condominium. Free sunbeds and umbrellas are subject to availability. FOOD CONSUMPTION at the restaurant is NOT MANDATORY. Drinks and food are not allowed inside the beach club.
At our Beach Club, guests can enjoy yoga classes, massages, meditation, and dance classes. All of these activities are available for an additional cost.
Smoking is not permitted in the condominium.
Cleaning is performed at the end of the stay. If guests require extra cleaning, there will be an additional daily charge based on the season (please check with the reception). Reception is open from 10:00 AM to 6:00 PM.
Bedding and towel replacement is provided once a week at no extra charge. Additional changes within the week will incur an extra cost.
The property is centrally located, and we have the Mandarino Beach Club, just 12 blocks from the condominium, which you can access for free.

Communication was easy, owner very responsive
The property is in a desperate need for refurbishment.
Bathroom - black limescale showerhead, mouldy walls, missing tiles
Bedrooms - mouldy pillows, very old beds and one was fixed with a sellotape
Kitchen - lacks enough cuttlery, plates and a decent pan.
Beachclub - more of the same,very old and chipping paint, pool doesnt look clean

Beach club was quite disappointing. Terrible service, overpriced and empty.
This apartment was perfect, it had everything stated in the description of the apartment and was very comfy and everything was up to date and modern.
Its location was perfect as it was very close to 5th ave and to the beach and felt very safe at day and night time.

The lie about the pool no pool at all
Our stay was absolutely exceptional! The beach accessible through the property is breathtaking and simply stunning. The host was incredibly welcoming and truly attentive to our comfort. The location is fantastic — just steps away from Fifth Avenue and everything you need. We couldn’t have asked for more. Highly recommended, 1000 times over!
The photos posted for this hotel are totally photoshopped using filters. It is my opinion that they must have gotten friends and family to write reviews or bought the reviews. We were in unit 7 and it smelled of mold as soon as you stopped into it so you know it was on the walls. There was mold in different parts of the bathroom and there was mold all on the bedroom curtains. The second bathroom shower didn’t work so we never got to use it the entire time, even though I asked them to fix it twice. The shower that did “work” hardly had any water pressure. I actually washed my hair in the kitchen sink three times because that had better water pressure than the shower. The hot water handle got so hot that at the end of the shower you had to use a towel to turn it off or you would burn your hand. There was a sign that says you are not allowed to flush any toilet paper, even poopy toilet paper. But they just give you a regular trashcan without a lid or even extra trash bags. They say that it’s like that all over playa Del Carmen, but that’s not true. I never went into one restaurant or bar that said that we can’t flush the toilet paper. It said don’t flush paper towels, but that’s common sense everywhere in the world. Even the toilet seats were too big for the toilets because they hit the vanity and couldn’t even stay upright. So the one night I threw up, I had to hold the toilet seat up as well. This magical helper lady that everyone talks about, never saw her, never met her. There was a maintenance young man, but the only thing I ever saw him do for the entire six days we were there was wash the owners multiple vehicles in front of the property. I’m not exaggerating! The king size bed only came with two pillows, even after I asked for extra pillows with the reservation. They do not provide beach towels, but they will give you extra towels if you ask for them. But they don’t give you washcloths or hand towels.
This hotel is great!! It's very simple and basic, right next to the main shopping street with restaurants and bars just steps away and a grocery store across the street. We never had to take a taxi anywhere, just walked.
It's perfect if you are visiting the area to actually go out and see things like Tulum, Cozumel, Chichen Itza etc. If you are visiting to lay on a lounger poolside and sip cocktails with little umbrellas then you should probably stay at an All-Inclusive resort.
Florencia and her staff took excellent care of us from the moment we booked, arranging transportation from the airport in advance and responding quickly to our questioms and needs.
The surrounding area is very safe, and the building security is very simple to use. Best value for your money!
The beach club fell short of our expectations. The staff could have been more attentive and a large building blocks the sun somewhat. But there are plenty of beach clubs, you just have to pay.
Location!
Pool was cold and shaded, area to “relax” around the pool was limited due to all the fancy cars and motorcycles parked in the yard. Beach club pool was freezing cold as well, far from hotel, and lacks a lot. Old decrepit lounge chairs, the loungers were crowded in like sardines and most were in bad shape, torn and/or broken. It was probably a great club once, but needs lots of updating and care for sure. Videos are very misleading. The hotel property needs lots of work. Exposed electric lighting wires, broken shower faucets, gas stove kept exploding during use. Our towels were old and torn for use at hotel, beds were very uncomfortable, windows don’t lock. Location is what keeps the place alive.
Very clean,good beds,well appointed kitchen with 3/4 size fridge. I have to say the manager was on point with good communication through out our stay.
Condo splash pool was murky and not comfortable to hang out in. It’s located right beside the owners parking spots.

Old, dated, not clean, noisy, no soap for bathing, no soap for dishes, no dish cloth or dish towel.
