This was super comfortable hotel, the staff was always super friendly and helpful. The location was perfect to be bale to walk to the different neighborhoods in town. I would highly recommend this hotel.

Lovely guest house-type hotel in a good location a few streets back from the waterfront. We had a king room which was a large bedroom with a sitting area - both lovely and great amount of space. Small breakfast selection in the morning which we opted not to use. Lovely property but definitely pricey for what it is - paint could do with refreshing in places too. That said, we enjoyed our stay and we’re glad to have chosen the Attwater for our time in Newport.
Almost more of an Air BnB feel as didn’t see any staff the entire stay, other than the housekeeper on one occasion. Our room was on the 3rd floor which had no elevator which could be an issue for some - something to be mindful of. (We were fine but definitely a challenge with large suitcases!)

The Attwater is a little gem in Newport.
It provides a unique experience of a hotel and a friend’s house.
The room is clean and the bed is super comfortable.
The bathrooms are small, but adequate for a couple of nights.
Don’t bring heavy luggage, we were just passing through, but we brought in a heavy suitcase we had to carry up the stairs.
Breakfast was simple, but filling. We had an egg quiche, yogurt, a blueberry bread and egg.
Location is great. Walked most places.
We enjoyed sipping the in the colorful living room. My only suggestions is to have a couple of game choices to play.
Overall, a great experience if you’re looking for something different than a traditional hotel.

Great location, walkable to the harbor and the Cliff Walk. The room was big enough, the bed was comfortable, the shower was wonderful, and the staff was friendly. I would definitely stay here again.
Great location and staff and rooms. So charming and lots of sitting rooms of each floor. The Attwater was recommended by a friend and so glad I booked. Will definitely be back. Good value and we loved this property.
Easy check in with Peter. Limited parking however they have an agreement with across the street so you don't need to worry.
We had a King Jr. Suite, room 33, nicely appointed, which had a mini refrigerator which was a nice touch. The back deck was great for having a cocktail and a game of cards. There are a couple of nook seating areas which are well appointed. Brandy and Peter staff the breakfast area. Breakfast was good considering the size of the hotel.
The only negative was that the bed creaked most times you moved. I am 128 pounds not 300 and neither is my husband. We overcame it by leaving the fan on continuously. We highly recommend changing the bed frame.
Let's start with the reasons you should stay here. Location is perfect, we were in town for the marathon and to meet friends for dinner. We were able to walk everywhere we wanted to from this hotel. The staff is wonderful, very helpful and accommodating. The bed was amazingly comfortable, the pillows so much, we took off the covers to figure out the brand they were using. The reason for the missing star goes directly to the breakfast included with the room. There just isn't enough to justify the B&B experience. Toast, Greek yogurt and some croissants laid out on the front desk was pretty weak for a place of this level. The people who arrived after we did, didn't get orange juice since it was never refilled. That said, the cookies and 24-hour coffee and tea was very nice. I think it would be easy to fix the breakfast experience and make this a 5 star stay.
Lovely, exquisite gem of a hotel in the heart of Newark. The 4 of us (including 2 teen boys) stayed in 2 king rooms and it was really perfect. We honestly couldn't really have asked for a nicer stay. Beds were comfy, all housekeeping requests were graciously honored, floors were creaky but charming and we had 3rd floor rooms so never an issue. Decor was coastal modern, colors were gorgeous and the sitting room downstairs was a great place to wait, plan, eat, relax.
Special shout out to Peter, who is a fount of wonderful, helpful information about Newport and beyond. So friendly and fun to chat with, which we did both mornings over/after breakfast. Breakfast was not lavish but very classy and included well-curated items. So many great lunch spots around so it was good to not be tanked up early.
There was even a small, clean gym with peloton bikes and rower and weights. Great jogging paths nearby which we took advantage of with the great weather we had.
I honestly cannot recommend this hotel enough. Can't wait to be back.
Our stay at the Attwater was exceptional. Peter’s French Toast was absolutely delicious! He told us the history of Newport and gave us a great recommendation for the best Little Neck clams at Midtown Oyster Bar. My husband & I will definitely be back to the Attwater!!.
