We added dinner at the hotel restaurant, and the dinner was excellent.
Our group booked two rooms at this property, but the experience was a tale of two extremes. The Western-style room on the third floor was spacious, nice, and offered a beautiful ocean view. In contrast, the Japanese-style room on the first floor was located at the back of the building and was cold, dark, and drafty. (It looked like they converted an office into a guest room.) It even required us to walk outside just to reach the main part of the hotel. Given that the room charges were nearly identical, we were very disappointed by the lack of consistency. To make matters worse, there was a recurring smell like rotten vegetables, possibly from the onsen pump system outside. Although we raised these issues at check-in, we were told nothing could be done due to the hotel being full. We ended up swapping rooms among friends, but after a restless night, we complained again at checkout. We asked to relay the message to management, but we never heard a word back.

The dinner and breakfast was good.
The hotel is out dated and a bit difficult to find. There is nothing in the area such as convenience store or shops. The check in process was long and arduous. The rule around breakfast times were too strict when you are traveling for leisure. The biggest issue was the room did not have a shower of bath, this is similar to a back packer accommodation, however the price was definitely not back packer prices.
Summary:
I don't normally write reviews for hotels, and am normally very forgiving, but for this price and the quality I had expected, I am very disappointed.
Price:
Very expensive hotel for what it offers. I'm not sure why there are so many high reviews. After doing some research, I determined that my room rate was exceedingly high (42K/night) for a Standard Twin Room for what I experienced was a low occupancy weekend.
Noise:
It should be known that the hotel is above the tunnel for the Shinkansen, and you can hear the low vibration of the Shinkansen every time it passes. You get used to it, but it is something to be aware of.
Location:
The steps up to the hotel are on a very steep and narrow slope with a tunnel. It is impossible to walk up with luggage and I am glad I took a taxi when I checked in. It is quite dangerous to walk down the slope at night and I would recommend to carry a flashlight if you do. Cars drive up and down the slope very fast. The hotel should really offer a tuktuk service for guests trying to go up and down the slope. It is an accident waiting to happen. The view is nice, however.
Lobby:
The lobby has a bit of an old and musty scent and also has a coffee maker that does not work. There is almost never anyone present at the front desk, even in daytime hours, so you must ring a bell to get someone's attention.
Room:
The room was spacious. It comes with a balcony which has a nice view of Atami. There were stains on the carpet for the entry way. The air conditioning could not be set low enough so I was hot often at nighttime. The hot tub was nice.
Bugs:
There was an insect problem. Within the first hour of me checking into the room, I saw a cockroach. Thankfully, it scurried out the door. But after another hour, I encountered a flying insect above my bed, which I reported to the front desk.
The staff were friendly and tried to help (possibly too much sometimes), and were very nice even though the language barrier was an issue. The room was spacious and the bed was very comfortable.
Not a convenient location at all, a taxi is necessary for getting into town. We also hadn't realised when booking the accommodation that there are no shower facilities in the room - there was only the one shown on the balcony which we had thought was an extra tub. We felt a little bit chased around the hotel by the staff, with three people appearing and asking us to take a seat in the lobby when we were just on our way out because our taxi was outside waiting for us, and they wanted to know what time we'd be back. I think they were just trying to be helpful but it was a bit odd. The hotel itself also needs updating - it was probably quite nice a couple of decades ago but the whole place has a bit of a musty smell and is quite old fashioned. They try to make up for it with good service and the staff were nice, but I wouldn't really recommend this hotel.
