The location was very good, near to the center of Utrecht and a short walk to venues.
The hotel was surrounded by scaffolding, not that it's a problem being inside, but there was building work going on. I had the thrilling experience of sitting on the loo as builders worked right outside my window, the bathroom window has no way of closing with blinds or curtains for privacy. On entering the "hotel", the lobby smelt of raw sewage , thankfully it didn't get up to the top floor where we were staying. Among the building noise there was a constant sound like water running or a fan somewhere during the night. I had to do a couple of business meetings in the room, with the constant sound of impact nail guns and guys shouting at each other. The staff did apologize to us and gave us a continental breakfast to ease the situation. Oh it's not a hotel per say, it's more like small self catering rooms with a hotplate, a single butter knife and a pot (maybe they don't cook). The fridge was stocked with some reasonably priced cold drinks. Oh it took 20 minutes to get into the hotel, my fault as my phone didn't have a signal, not the fact I was ringing all three bells to get in, I did t know there isn't front desk staff there during the full day.
The staff were nice when we seen them.
On a last note, there's no lift, so I wouldn't recommend it for anyone with a disability or movement issues with the winding staircases.

+ dit is wat mij betreft geen 'boutique hotel'; daar verwacht je stijl en aandacht ten aanzien van inrichting
+ de kamer was niet schoon met allerlei vuil op de kamer (bijv gebruikte tandenstoker)
+ dingen kapot aan kamer, bijv stoel, tv deed het niet, luxaflex
+ meubilair wel erg oud / niet comfortabel om op te zitten
+ overall best een run-down gevoel in het hotel
+ er werd (niet tijdens ons verblijf) aan de kamer geklust, waardoor de kamer omringd werd door steigers en en er klusspullen in de kamer zelf waren achtergelaten (zie foto)
+ beetje rioollucht beneden in het hotel
+ een van de bedden was 'scheef', zodat je naar 1 kant rolde
+ ik had voorafgaand aan het verblijf nog 2 vragen gesteld, daar heb ik geen reactie op gehad
+ prijs-kwaliteit is echt niet ok
Lovely, small boutique hotel in the quiet part of town! This hotel is near a lively selection of pubs and restaurants, as well as small shops and grocers, and it’s a short 15 minute walk to the town’s main tourist attractions. Utrecht is a lovely, vibrant city, and this hotel was an absolute gem!
Beautiful location, with a view to the quieter part of the canal, super close to the city centre but not directly near loud bars. The building is historical and gorgeous, no stairs though. Pretty room with unique design elements, but not as fresh and new as on pictures. The breakfast in bed at choosable time was a very nice touch, and the food itself was tasty and arranged aesthetically.
Some things like towels and bed covering could be renewed. The bathroom smelled like canalisation when we checked in, but maybe it’s due to the proximity of the canal. It got a little bit better after leaving the ventilation on for a while.
Wir haben nicht im "Hotel" gefrühstückt. Wäre nur im Zimmer möglich gewesen.
Die Lage der Unterkunft war sehr gut
Es wird als Hotel angepriesen, ist aber vom Service, Alter, vom Praktischen( sehr steile hohe Treppe) ohne Lift, ginge eher als einfaches Hostel
durch.
Personal sehr desinteressiert , ganzer Küchengeruch kam um Mitternacht ins Zimmer,so das wir wach wurden, eklig !

The room was comfortable and had air-conditioning which was welcome in the heat. The hotel was central overlooking the canal. We enjoyed the Nespresso coffee, herbal teas, fridge in our room and the most delicious breakfast!
There was dust near the bar fridge, and there was a broken tile and lose pieces in the washroom which could be hazardous!
