Close to the plaza
The outdoor bar and food was not open the day and evening that we stayed. Nowhere did we see nor was it mentioned by staff during check in that those were going to be closed that day.
Just pool
No hot water or fridge , water at the shower was broken we find out at night and moved for another when we was so tired (( nobody check the room before the guests , no hot drinks for breakfast at all

The Montauk Beach House has artistic flair. It's laid out beautifully and the property is walking distance from restaurants and art exhibits on the square. The staff is super friendly. We checked in at 10:00 PM and someone was still there to great us. I loved it. The rooms are super clean and cozy with balconies.
The hotel was very quiet, which was good for sleep. Because the front desk person leaves at 11:00, it would have been helpful to have small signage, booklet, bulletin board with the routine or activities... I know everyone is on-line, but a little old school info about what to expect that week as far as entertainment, dining or things going on in town would have been cool.

Property pics and description makes u think your on the water. No water view at all anywhere. Booked $700 a night and found same room cheaper $400. I feel taken. The coffee shop doesn’t open until 8am. Pool closes early and it’s very noisy. Super disappointed 😔

Great coffee and love the maiden grass. The young woman with the red hair was very sweet to us.
The footsteps from upstairs are loud, the shower curtain is gross, burning my arse on the scalding hot pipe in the shower was painful, not being allowed to use the pool one day because of a private event.

We were there during the week and the bar restaurant and pool all closed at 6 which was very disappointing
Great location, excellent bar and food.
However, our experience was tainted by a lack of property maintenance and deplorable staff service. The TV did not work and my shower had scalding hot water only. The check-in process was an extreme challenge. But the worst was the pool towel staff who were rude and untrained. When we complained to the property hotel manager, Ms A, she was respectful and offered solutions. The pool manager Ms N, overheard our conversation and confronted us at the pool in front of both staff and guests. A 15 minute discourse was unwelcome and comical to be reprimanded by someone who knows nothing about guest relations and hospitality.
The three of us are executives snd travel extensively. This was a personal trip , one that we had planned for many months only for it to be marred.
The service, location and flexibility.
We were in downstairs room and there were in the upstairs room and you would hear even when they walk.
Nice staff, quaint spot with a good location. We had to leave a day early bc my daughter was quite sick. No allowances were given which wasn't great. Loud music by the pool was a bit much with young kids.

Had a wonderful and peaceful time. Great location, walkable everywhere. Loved the landscaping and the vibe. Was wondering if only our room didn’t have a small refrigerator or others too. That was the only part missing
Very attentive staff. Decoration and setting were amazing definitely worth the fee.

The room was clean.
The value of what we paid was not met. They charge $750 a night for what basically amounts to a spruced up motel. One of the servers at the pool singled me out to give him my credit card before ordering food by the pool. We asked him if we could use ApplePay, and he said “yes, but we still need a physical card to start a tab”. But the following day, we had a different server that didn’t ask me for that at all. I felt racially discriminated against.
