Wonderful resort with a beautiful view of the Sheepscot River and the town of Wiscasset. Very easy self check-in process. The resort is close to many wonderful things to do and places to eat. The best lobster rolls in Maine are just across the bridge at Red’s and are worth the wait. I can’t wait to come back for another visit.
Location convenient, very good restaurant in resort. Room cleanness marginal, non functional light fixtures, no tv remote in room, and lack of enough bath linens.

Kitchen needed a stove and oven. Electric skillet was provided. Very quiet. Restaurant next door was good.
Great place to stay. My room was fine! I enjoyed the property. The owner and his staff are great. I felt very welcomed.
We spent three nights (July 8-11) at Sheepscot Harbour Village Resort (Suite 301). We had been excited to stay there after viewing their website and the attractive photos of the suite. But what a surprise when we entered. The rooms are dark and dank, even on sunny days. There is black mold visible across the bathroom ceiling and, one suspects, less visible throughout the apartment. Each time we stepped outside, we found the air fresh and pleasant - no matter the actual weather - compared to the stale, dank interior.
To pay a hotel for the privilege of staying in such quarters is dismaying. The room needs to be renovated, and a new air system installed. Until then, it should not be inhabited as it is a public health hazard.
We tried to contact the owners (sent a detailed e-mail) about our concerns and looked for them at the front desk when we left (no one around), but never had any response from them about this most disappointing stay.
Comfortable studio in a great location. Relaxing and peaceful but very close to anything you might want to check out in the area. Very easy drive to Boothbay Harbor which was the reason we wanted to be in the area - came to see the Puffins. Great trip overall.
The bathroom had hair on the walls, ceiling, and bathtub/shower. Also the towels were dirty, several of the clean towels had hair and tree needles like someone used the towel to dry off a dog or? The towels were so bad had to shower again to get the crud off and just finally went and purchased our own towels to use. We asked for additional towels however they were the same, dirty. Do Better!
The resort is clean and quite small. The utilities are very limited and subpar. It was a studio unit. A one bedroom may be better. We only stayed there for 3 nights, so it was OK. But it can be uncomfortable for staying longer than that. The resort also next to the highway and there was a lot of traffics. There is a decorated glass at the door without any blind, the light gets in early morning. The bed is very soft and I felt my husband when he turned around.
The property was conveniently located. The bathroom had not been cleaned and bedding was not provided for the pull-out bed. The TV didn’t work, and there was no garbage can in the room.
Room furnishings were circa 1980. (We stayed in the lodge - can’t speak to other rooms in the “resort”.). No river view (as promised) only the parking lot. Internet speeds were glacial. Spartan amenities. Be sure to request extra towels at check-in. They only provide two. Convenient location.
We have visited Sheepscot Harbour Village years ago and was finally able to get availably that fit our schedule. We stayed in the Cottage 19 unit and it was clean, modern and had everything we needed. We ate dinner at McSeagulls and the Carriage House in Boothbay. Both we very good but the Carriage House was exceptional.
Cute cottage looking suite. We were in room 306 which is a king suite with a balcony facing the water. There’s good and not so good about this inn.

a. bathroom side of the door hasn’t been repainted and some of the trim
hadn’t been repainted but some had.
b. Mirror sitting on the dresser looks like it was supposed to be hung on the wall because there was hooks on the wall.
c. There was a few large metal ladders leaning on the other side of the deck which took away the “view”
3. The patio door has a nice heavy dark curtain to keep the light out but the side window only has blinds so in the morning light comes through.
4. The room door has a big gap at the bottom and the lights in the hallway are on all night and lets a lot of light in the room. We put the throw that was on the back of the loveseat rolled up at the bottom of the door to block the light.

6. We knew we were going to arrive after 5. I emailed them the day before requesting “contactless check in” as their web page stated. Never got a response. I called twice the day of arrival and left a message, NO response. I finally called the restaurant and talked to a young man there who said just come into the restaurant and I’ll assist you. HE DID and was very helpful!
7. We stayed two nights. There were 2 wash cloths and 2 hand towels. One of each was nice the other 2 I would have put in the rag bag. Hubby found the “cleaning people closet” the next morning and got us a couple more wash cloths.
Now for the “Quaint” Wiscasset downtown. DON’T bother! Nothing there!
Great long weekend getaway. Studio is fairly spacious with a partial river view from the bedroom. Plenty to do in the area. Restaurant onsite was excellent. Good food and great service! Locals were friendly and helpful!
The room we had was facing the water with a nice view. It had a dock and an outside sitting area. Room was nice and spacious. We had planned to go to the restaurant but it was closed on the day and evening we were there. This would be a nice place to stay for more than one night. We ate supper across the bridge at a local seafood outdoor cafe called Sprague's Lobster.
My wife, teenage son, and I stayed at the Sheepscot resort in Edgecomb, ME for a week in September, 2024. There are only six rooms in a "Lodge" building that are available to RCI members. The actual Sheepscot resort is owned by anoher entity that does not participate with RCI. The lodge building has several other rooms and they can be rented through various means. There were no employees on site nor management. The person you call to get your door unlock code is located in another state. We were told by her that there is housekeeper that is in the local area if we needed something but she was not onsite. Luckily, we didn't have any issues.
The room was very clean but a bit small. The refrigerator was not full size but was big enough for our needs and had a small freezer on top. There was no cook stove in the room but it did have a microwave, a toaster oven, and a hot plate. There was also no washer/dryer in the unit nor on the property. There is a washateria in Wiscasset that is about 10 minutes away.
The unit was described as having a "private" bedroom and a sleeper sofa. In reality, the bedroom is not really private. There is a double door that closes it off from the sleeper sofa area but there is another entrance to the bedroom from the kitchen that has no door. Also, once the door is closed, you don't get any air since the air conditioner unit is at the front of the room in the living room area. If you close your "privacy" doors, you don't get any A/C.
There was a dehumidifier provided in the bedroom as well as a fan on a stand which was nice. The bathroom was clean and had soap, shampoo, and conditioner provided.
Overall, I would recommend this room for a couple but not for a family.
What a hidden gem! We loved out stay at Sheepscot Harbour. Beautiful water views, lovely community feel, and close to so many of Maines amazing seaside villages. Sandy (manager) and Tabetha (housekeeping) were both extremely accommodating and helpful. They both went above and beyond for us during out stay. Due to the dates we stayed, we had to change units mid-visit but they both worked with us to minimize disruption. Both units were identical size studios. Our only complaint/suggestion there was no standardization to the units decor and kitchen supplies. Our second unit had a much colder feel to it as it had all cold tile flooring and an empty/college dorm looking bookcase instead of an entertainment center and entertainment electronic. One unit had dining seating for 3 and one for 4 (both units slept 4). There was inconsistent amounts of cups/glasses, dishes, silverware, cooking utensils, bowls/serving ware, and appliances such as toasters and electric fry pans/cover. A suggestion for the property would be to create a standard list of items/furniture/electronics for each unit to ensure every guest has a consistent experience at such a beautiful place!
Liked the water view, but that was it. Arrived on a Tuesday when the restaurant was closed, and the check-in desk was barely staffed, there was a sign on the door with a number to call, but then a man did come open the door and have me come to the counter. At first he checked me into a room already occupied, but then he corrected it. We stayed in (214?), it desperately needs a new carpet and a fresh coat of paint. It feels like the property is barely keeping it's doors open financially, it's short of staff and behind on maintenance and upkeep. Even with the doors and windows shut, there's alot of highway noise too, between 6:30am - 930:pm. It woke me up much earlier than I would have liked.
Convenient off Rt. 1. Stayed here before heading to ferry terminal in Rockland for early start to Vinalhaven. Walkable distance over the river back to Wiscasett for dinner. Walls and floors seem "thin" or not heavily insulated - lots of noise from upstairs and next door at various points in the evening.
