Pros:

The Rutledge is EXACTLY what you need for a late night stop between TN and Panama City Beach! Sure, it's outdated a bit, but it's super clean, the beds and pillows are very comfy, and the staff is super friendly. They even offer coffee and a little breakfast in the morning. If you're expecting a 5 star hotel, this isn't the place for you! But if you're a reasonable human that can manage your expectations at this price point, it's a fantastic spot for a great price!!

This property has really gone downhill. Will not stay here again.

Close to location visiting

Cons:

We’ve stayed here several years ago and it was nice and clean. Nothing fancy. Now it’s run down. Sink in bathroom was tilted and just hanging on. This is the second room. The first room the bathroom floor was covered in water and a bug was crawling on the bed!

Not as good as the first stay, but would go back.
Pros:

As others say, breakfast is a sugar fest. No protein. We stayed on our way down and were delighted. The room we had on the way home was not as nice. Clean, but older appliances. Maybe they haven't replaced them yet. I'd ask for our first room if we went back.

Cons:

The microwave didn't work at all and I did make sure it was plugged in. The fridge was smaller and older.

Pros:

Our room was newly remodeled and pristine. Beds and pillows were comfortable. Microwave and mini fridge were a plus. A nice workout room and pool. Very unassuming exterior. Wasn’t sure we were at a hotel at first, but once we walked inside, it was awesome. The only thing that I would improve on are the breakfast items. As others have said, less sugar and more protein. I read the reviews ahead and so I was prepared. I boiled some eggs and brought them with us. Just a hack for others.

Breakfast is our only dislike
