The Inn Collection Group has made its mark on a Lake District treasure.
Pros:

The bedroom was comfortable and clean. Excellent bed. Good big bathroom all modern and simple. Perfect location, central to the village and near Ullswater. There is a lovely riverside terrace, near a downstairs bar. Dining room was clean. Self service buffet breakfast was good and able to order menu items fresh cooked to order, e.g. poached egg options. A problem with the bill; a charge of the dog being added twice, was quickly sorted. Close to excellent walks (both long and short), the village stores and other cafes, hotels and local pub for variation if staying for a few nights. Bus stop near by. Ullswater Steamers jetty only 3 or 4 minutes walk away.

Cons:

No comfortable sitting area, the restaurant is the bar and has tables only. There is a bar downstairs but this seemed closed away and a bit distant, probably feels more accessible from outside in good weather; perhaps there are relaxing chairs down there. We went to our room to read or relax. I am sure they would supply extra teas; but staff are very busy serving meals and at the bar to trouble with extra tea bags or different teas for the room. Very small car park for the size of hotel so be prepared to park in the village and pay (I didn't notice any suggestion that parking fees might be taken off the bill as has happened in other hotels with the same problem - show the app or email or ticket)

Great location, very basic room.
Pros:

Great location for getting outdoors and around Ullswater. Walks on the doorstep and access to Penrith.

Cons:

Breakfast was basic and the room was tiny. Bath tub was a bit grotty and needed replacing.

Considering the cost , the hotel was barely passable. I blame cheapskate management.
Pros:

I have had better freshly cooked breakfasts with good ingredients at transport cafes on the A17 and cheaper!

Cons:

While staff were friendly they struggled to serve and because they were understaffed and working with poor systems. Food was expensive and didn’t match up to the sales pitch in the menus. Room was only cursorily visited by cleaning staff to top up tea making and empty the bin! Even clean tea cups were not provided!

Fab so long as you don’t get over heated due to the sunny days

Cons:

The only disadvantage was the heat of the room due to the warm weather. The windows are restricted by wooden blocks so we could only open it approx 2 inches. It wasn’t enough for the air to circulate around our room as it was quite big. The first and second night I lay on the floor on the duvet in front of the one and only window as it was terribly hot. The fan that was in the room only blew around the hot air. The property needs aircon.
