The location of the property is superb a short walk to the sea. The facilities are excellent with a number of terraces and places to relax. Breakfast is very good, staff are polite.
Location fantastic, love the new Dune bar. Room was very nice double superior with ocean view.
As we were there during the heatwave, very uncomfortable as no air-conditioning. The portable fan supplied sounded like a tractor ploughing a field and had very little affect, very difficult to sleep. Also the restaurant smelt like dogs and when you have an allergy to dogs made it uncomfortable. Talking of restaurants the amount of flies needs sorting, again maybe due to the heatwave. Car park was hit and miss as beach goers tend to fill the hotel car park maybe some kind of automated barrier could be introduced.

Location location location! Perfectly placed for the beach. Lovely staff. Great breakfast. Room was nice, a little dated but it suits the style of the hotel. Toiletries smelt amazing! Good shower. Enjoyed dinner at the pub next door. Fab sunset views.
Booked a room with a Seaview, which was a lovely view. However, the net curtains don’t draw out of the way so you can’t actually see it! Room was a bit hot but it was a very hot day so to be expected.

Super peaceful location next to the beach with adjacent free parking. Friendly staff; nice bar food at the pub next door; with views to the sea. Lovely characterful architecture and layout inside.
Breakfast was tasty; but expensive if you only have a small amount.

As many other review state the hotel could do with a major refit but that a huge undertaking in an old building eg I was there during one of the 2026 heatwaves and there was no air conditioning just an electric which disturbed my sleep. Also I paid extra for a sea view but couldn't draw back the net curtains to see it - just held them back to have a view!
The hotel looks stunning with quite an vintage look with it being built in the 1800s, very clean throughout. The staff were wonderful and helpful. The location is stunning, very quiet in the evenings, busy in the day on the hot days we've been there.
Restaurant next door didn't take any orders after 7PM, the newly installed bar overlooking the beach closes at 5PM on a Sunday. Having known this we would have sorted ourselves elsewhere before arriving back to the hotel in the evening without any food choices.
Something to bear in mind for the next trip!
Breakfast although it's very good, is quite pricey at £19 each. Plenty of choices of cooked breakfasts, you do pay for quality so it's not really a bad point - but thought I'll mention.

We waited 30 minutes for sandwiches and chips. When arrived they looked limp and not great, we thought it may be a one of and so we booked dinner in the restaurant, big mistake,The sausages were clearly microwaved, they were absolutely disgusting, the vegetables were very chewy if there was a shop nearby we wouldn't have eaten the food, weve stayed in places a lot cheaper where the food was 100% better, we didn't even stay for breakfast, we drove to new hunstanton where the food was a quarter of the price and actually eatable

Breakfast too expensive. Should be a cheaper option for those who do not wish to have a full English everyday. If you just want fruit/yogurt and cereal then £18.50 is far too expensive. Some full fat/ Greek yogurt would be nice.
It’s situation is excellent.
The Dune bar was excellent, so relaxing with the views of the beach and gentle live music playing on Sunday. A good breakfast, and with the Mariners next door choice of venues to eat evening meals without having to drive.
The room was exceptionally warm even with fans on.
The bar was not welcoming we had to search for staff to get a drink.
