Cheap but you get what you pay for
Pros:

The bed was amazing! Front desk was still attended at 10pm. 600m from Tokushima station

Cons:

The only bathroom amenity provided was a toothbrush. The room - although clean ad tidy - was somewhat dilapidated . I couldn't get the air-con to work nor open the window.
