Lobby was nice.
Got to check in and was told we had to stay in a different hotel 2 roads away. Upon entering the entrance smelt off urine, walked further into the building to be greeted by the smell of an Asian spice market. The room was a “premium family room” consisting of a broken wardrobe and drawers mattresses that had to be at least 20 years old, children’s dirty handprints everywhere. The shower room was so dirty I wouldn’t wash a dogs balls in there. We lasted 40 minutes in the room due to smell, noise and the general dirty mess of a so called hotel. This was a classic bait and switch scam.
Jim and his team were fabulous! So accommodating and polite, they went out of their way to make our stay as pleasant as possible. We were given a parking space and the room was warm, with a superb refreshing, powerful shower to boot. Highly recommended!
Comfortable, good location, helpful and friendly staff, was handy as I had arrived late from the train station so didn't need to walk too far after a long day of travel, needed to stay another night and was given the same reasonable rate even with it being a weekend.
Not sure where to start really. This review I have given 1 star as the bed was, quite comfy. But it stops there.

When people say read the Reviews, then I really mean that. This is a shocking hotel , I did complain to a manager who refused to give his name , and really did not satisfy me with good enough reason as to why, totally unacceptable, and NOT professional

This is a budget room that should be sold at a budget price not £120. A refund I hope via booking.com will appear, very soon 😳in my account
Room no 6 was not clean at all , in fact I think the cleaner needs to re think it’s role , my daughter refused to sleep in the bed, so slept in her Oodi & pj bottoms on top of the bed.
Serious health & safety issues here. If this hotel is being used for persons with homeless issues, trust me I have no problem with that at all. You cannot then expect to re sell rooms for premium prices.

Feel SO disappointed ripped off , I hope that the manager with no name stands by his word and sorts some form of refund in full.

The hotel was very dated, it had a particular smell to it. The rooms were dirty and smelled. Had to change my pillows because they were moldy. I give them an extra point for giving me new pillows. The area didn't feel safe. Overall disappointing experience, definitely not going back.

I stayed at a Michelin Star hotel in Wiltshire a couple of weeks ago, much cheaper and far superior.
This is possible the worst hotel my wife and I have stayed in.
I advise anybody considering booking this hotel to read the reviews, I didn't. I regret.
Great place to visit, Southend, but don't stay hers.
Tired rooms with a musty smell to them. It was cheap for the area and that is reflected in the condition of the room. If you are looking for a place to crash and dont intend to stay in the room long, it is tolerable. The staff were friendly and accomodating.
Room was very dirty and the whole place is a bit run down. The room keeping consists of making he bed only.

I was ripped off paying £55 per night. It should be more like £30.
Room was basic with en-suite toilet and shower, plenty of tea,coffee, sugar and milk in the room.

The creaky floors and thin walls all over the property makes it very difficult to sleep at night. I could hear windows blowing open and closed all night from next-door. There was just too much background noise.
However, it was generally very clean and not bad for the price.
Really is 2 star - &60 for 1 night - huge mistake - dirty/rude and really scary - we slept in car - that’s what you get for £60 - although been to some better/cleaner places for less money - booked in a rush and huge error

Bare and basic big let down as NO breakfast was available would suit workers or contractors looking for a bed for the night.
The room smelled of body odour and generally felt dirty. I paid 80 pounds for the room. No breakfast and no bar. I could not use the shiwer because the bathroom was unclean. I really believe that if there were proper regulations for letting such a room then it would not be able to be let.
Absolutely Disgusting hotel shocking service after a 5 hr drive and tried calling 8 times to say I’ll arrive 20 mins past there check in time to be locked out n had to sleep in the van then check in to a room which was disgusting and staff was so rude Wen I asked for a refund to be told if u don’t like the room tuff u have paid now there is the door
Welbeck hotel do not warrant a charge of £70.00.
Its the most basic of places I've stayed at, the bed was the most uncomfortable to sleep on, the shower rail was filthy, the extractor fan in the bathroom did not work, the window blinds in the room were very filthy to even touch. Never again.
It’s as if squatters have taken over a dwelling vacated for a couple of years and realised that money can be made by letting rooms! Utterly disgusting! 3 nights in room 16, top floor, police at reception and on balcony above entrance dealing with a resident on my 2nd night, and woken on day 3 with the wailing of a couple in the throws of passion.. dilapidated to say the least, book early and pay the same at a Travelodge or Premier Inn. You have been warned! AVOID
The location of this 'hotel' is really good. Sadly the same cant be said about the accommodation. I reviewed before booking and called to query a thing from a previous review about points on the reviews. Given lies.
