Disappointed stay
Pros:

Certainly not a 5 star property. Found the rooms very small, even for a junior suite. Furnishing worm and some broken, bed frame was torn. Poor housekeeping, Towels not refreshed and no turn down service. As a solo traveller was not comfortable walking to the hotel location at night. Rome has better options than this dated property.

Lovely Oasis in the city, some maintenance issues
Pros:

Lovely stylish Hotel with a beautiful garden and pool area, perfect for the hot weather when we stayed. Staff are professional and helpful.
Below expectations for a five star hotel and some areas which were important to us – firstly the junior suite with lounge area was a bedroom with a sofa in the hall opposite the bathroom – not really a lounge area. The extra bed was on an angle and collapsed and Hotel wanted to charge us for this. Aircon was key on a 35° weekend – the room had two units – one in the bedroom was the most important but didn’t work, 27° on the remote temperature it was very hot to sleep – they gave us a fan but did not fix the air-conditioner - They told us it was a blank conditioner, wasn’t meant to work and the room was fine. After I mentioned the remote control it was removed when we were out.We booked direct to take advantage of the complementary drink and bottle of Prosecco on arrival, early check-in and late checkout however none of those were offered and in the end, we had to ask. There were a few maintenance issues as well – toilet was loose and moved, toilet roll holder was coming off the wall, showerhead was leaking down the handle and wouldn’t stay in place so we had to hold it, sink plug didn’t work. We did notify the maintenance issues to be fixed when we left. Overall, it was still a lovely day, but just below Par for a five star cost and expected experience.

Family holiday in Rome
Pros:

Our experience was somewhat disappointing for a three day visit to Rome ending out a trip to Italy.

Pros:
- good location near the Piazza Del Poppolo with good shopping and easy walk to the Spanish steps and other main sites
-service was good across the board from check in to the wait staff and porters
-pool- but NOT for families with younger children
- large and beautiful bathroom which is rare in Rome

Cons:
- The AC was not working and after walking around in the heat all day in Rome, the last thing you want is a room that is hot. We asked them to look at the unit but they couldn’t have it serviced until the next day. They gave us a fan to help with sleeping and we didn’t want to deal with changing hotels since we were in the city for such a short amount of time. They did offer to change rooms but we were out all day and also didn’t want to deal with the hassle.
-continental breakfast is included but it was really sparse.
- the pool was small and not for families. If you have older children that just want to cool off it’s fine but it’s more of an adult atmosphere so keep that in mind if you’re traveling with kids.

Beautiful hotel

A really beautiful hotel in a wonderful location. The staff were lovely and we absolutely enjoyed our weekend there. Breakfast was wonderful, especially eating outside in the sunshine. Our room was great and the staff were very helpful with all of our many enquiries.

Amazing Staff, But Poor Value for the Price

I recently stayed at Palazzo Dama in Rome and was very disappointed with the value for money. The rate was close to $1,000 per night, but the experience fell far below expectations. The room was extremely small, outdated, and lacked any luxury feel — it honestly wouldn’t be worth even $100/night elsewhere. The building itself is old, narrow, and uncomfortable, and there is no parking available, which adds further inconvenience.

That said, the staff were outstanding — friendly, helpful, and genuinely kind throughout our stay. Their professionalism and hospitality were the highlight of the experience and the only reason this review isn’t rated lower. They made us feel welcome and supported, even though the physical condition of the hotel didn’t meet expectations.

Unfortunately, despite the beautiful photos online, the hotel doesn’t reflect a five-star experience in reality. For this price, you can find much better options in Rome.

We were here for a Welcome party with our friends the night before a Wedding and to say it was beautiful is an understatement. Food was amazing. Loved the decor; atmosphere A+; the grounds were beautiful and surrounded by other beautiful architecture.

The Hotel Dama is beautiful! The front desk staff is pleasant and helpful. Our room was lovely (though a bit inefficient for two large bags). It is also very well situated for walking to all the monuments, restaurants and shopping. We were disappointed that the onsite restaurant was Peruvian. Why, in the heart of Roma? Also, though the garden and pool area is a beautiful spot to relax, the poolside service was not good. We were overall content with our stay.

A most enjoyable four-night stay
Pros:

Reading the reviews below, I guess selecting your room is pretty critical to the assessment of your stay at Palazzo Dama. We had room 208 (the two windows on the upper left of the photo above), a junior suite, and couldn't have had a more enjoyable stay. The traffic noise was a bit of an issue, but that's not the hotel's fault. Our room was spacious and comfortable, the lobby, restaurant and pool area were beautiful and relaxing. The service was great, and the concierge staff very helpful and welcoming. And the location is perfect for walking all around Rome. Highly recommended!

Beautiful hotel, large clean rooms with a selection of pillow. Staff really helpful. Centrally located, close to the Spanish Steps and a Metro Station. Great pool, day spa, bar and restuarant facilities. Highly recommend this hotel for a relaxing stay.

I would recommend the hotel to people coming on business as well as pleasure!

Fantastic boutique hotel and very attentive service!

My mother and me were celebrating our birthdays so we did quite a bit of research to find the perfect hotel. We loved the Palazzo Dama! The lobby, restaurant and swimming pool are great! Upon arrival we were greeted by Greta, a very nice lady who made our stay extra special. We had a fantastic lunch by the pool. The food was very good and light, ideal for a lunch and a special thanks to Matia for his service.
The hotel is situated next to a busy road so it can be a bit noisy in the garden. It was March, so too early to swim but I imagine on a hot day that pool is very refreshing!

As a part of our package were picked up by a very nice lady at the airport. Her Mercedes car was immaculate and it was a nice touch not to take public transport or a taxi to reach the hotel. She was one time and easy to locate.
Our room was very spacious, the bedding very comfortable and the bathroom gorgeous with products of Aqua di Parma.
The only thing that could be better is the smell in the bathroom. We left the water running a bit and the odor disappeared. Maybe due to old Roman sewerage.
The breakfast is very very nice and served by a very kind man. I think his name was Christopher. He went out of his way to serve us and we loved the ambience and fresh products.
When in Rome we will definitely be back!
Don’t forget to visit the Via Marguta which is only 10 minutes walking and a hidden gem!

Definitely NOT 5 star
Pros:

I know 5 star hotels in Rome are expensive by nature, but for what we got, the Dama absolutely wasn’t worth it for us.

Firstly, the pluses: the pool & garden are nice, although noisy with traffic - easily write-offable because, Rome - and the interior design of the ground floor is very chic, and I can appreciate the hotel’s former grandeur as an aristocratic home, but that’s kind of it.

Now, where do I start?

Our room (104 - in case you’re booking!) was nice when we arrived, but when we came back after a walk & dinner the sulphurous smell from the bathroom was REALLY intense, plus the noise from the road outside was unbearable (our room windows opened out onto the quayside road and a tunnel below where motorbike engine revs were amplified and so we felt like we were on a race track). They honestly need to invest in some soundproofing to be truly 5 star going by our experience (and that of others I’ve read here).

With regards to the smell, the maintenance team came and sprayed a product so toxic that there were several warnings on the back packaging - along with a list of chemical ingredients which caught in the back of our throats. He only sprayed the shower also, which suggests he knew exactly where the smell came from and that it’s happened before. (I now know from reading reviews here that it is not their first time with this issue.,,) I asked the staff member if he’d let me see the product and he obliged (I have a picture). Thankfully one of us is a biochemist and had to use our pharmacology & chemistry knowledge to decipher, realising quickly that they are harmful.

We closed the bathroom door to get through the night, but couldn’t open the window because of the noise.

And so back to the noise… The front desk offered to move rooms for us, which we did the next day, however the room they gave us was the only one available - an attic with the tiniest window way above head height and way inferior to what we’d paid for and what we had had. Unbelievably, they charged us double for the nights we spent there. The property was full and in hindsight we probably should’ve just moved hotel, but as they’d told us they would discount us on departure we thought, ok, they’ll probably look after us. They didn’t. They offered us 10% discount only. Pretty disgraceful and so I’d definitely NOT recommend. Their attitude stank of the complete antithesis to 5 star luxury.

Other points to note:
Not once in 3-4 days did anyone ask us if we (or anyone else by the pool - we discussed this with guests from Sweden, Ireland & Australia) would like a drink or food. A baffling omission and a loss for them, surely.

We asked for an ironing board on a Thursday evening and it was eventually sent to our (second) room on a Saturday after repeated requests.

We asked the front desk to book us in for a drink at Palazzo Manfredi, they just simply didn’t do it - and so we organised directly.

One of the hotel bikes (a very cute addition, admittedly), had a broken seat. Again, something that would’ve been fixed immediately elsewhere in 5 star world.

We were charged for Pringles & jelly candy we didn’t have. OK… forgivable error, possibly on the part of housekeeping, but you’d think given our issues and discussions with front desk they’d have been very careful with our invoice.

Everything just lacked, really.

I’ve never, ever given a negative review in all my years travelling and staying in 5 star hotels, but this experience - and the attitude of the staff who mismanaged it all - has left me no choice.

Shockingly bad this is NOT a 5 star hotel !!
Pros:

This should not be classed as a 5 star hotel. Our room smelt of sewage and was so noisy we struggled to sleep.
To counteract the smell the hotel sprayed toxin air freshener, covering our toiletries in the process.
Twice we asked for an iron -and never received one.
We had a change of room the next day, which was welcome.
The room was less luxurious with a small window above head height-yet they charged us the same rate.
There are other better hotels in Rome.
Sadly the service & quality of this hotel do not represent good value for money.

One of our favorite hotels
Pros:

This was a wonderful oasis within the city of Rome. Traveling with a family of five, we needed two rooms. Our rooms were in a “pool house” separate from the main hotel. They were the only two rooms in the house and felt like a private pool resort.

Breakfast was included in our package and was quite nice.

The pool was amazing. It wasn’t heater and was saltwater. During the hot June days, it was a welcome retreat.

The rooms was nicely equipped. The bathrooms were large. The showers were huge. Everyone slept comfortably.

We used the hotel bikes to make a quick food run. It was a nice addition.

The service was attentive and polite. They knew who we were whenever we needed something.

My negatives:
For such a coffee focused culture, the coffee in the restaurant was bad.
The air conditioning in the room wasn’t very effective. Bring a portable fan.
The hotel had a cool, private gym. The gym hours were limiting. It accommodated one person at a time and the room was way too hot. Probably 85-90 degrees without a fan or circulating air. Prepare to sweat.
Whenever there was a party hosted at the pool, it was loud and kept us awake, due to our proximity to the pool.

Perfect Location
Pros:

Beautiful hotel, with a 5-Star staff, and a perfect location. We were within walking distance to The Coliseum, The Spanish Steps, Trevi Fountain, Borghese Gardens, Victor Emmanuele II Monument, The Pantheon, Piazza del Poppolo, The Roman Forum...etc. It really was the perfect location for us.
The only time that we took a taxi was when we visited The Vatican.
Our suite was spacious and luxurious.
