“Boutique” description seems a stretch, room quite small and standard. Very expensive given quality of accommodation - same for restaurant next door, food was average (guess we paid for the amazing views!)
The outlook of the area promised great views to the ocean. The property was promoted as being an impressive looking premises positioned prominately in front of the sea.
Unfortunately the property failed to deliver as it was quite tired and required some matainence to bring it up to the standard being charged for at a premium price. A water view had been requested but wasnot delivered instead a garden view room (if you can call two pot plant one of which was dead a garden). The overall condition of the property did not live up
to the expectations of the images and price charged on booking.com

The hotel is at the end of the road, at the end of South island :) carpark close to the rooms.
Loose tea, teapot and fancy coffee on the top of the fridge in the bedroom. Heatpump, electric blanket and duvet.
Shower gel, shampoo and conditioner available in the shower.
Breakfast served moring from 8 to 9 am with eggs cooked as you want.
Mattress very hard without topper, for this price I was excepting an amazing bed :(

The view is stunning. And my daughter got an upgrade of her room, so she was also at the first floor in a room with a view.
It's a lot a money, for former glory. I think the hotel was very grand a view years ago, but now it looked tired in the rooms and hallway.
Beautiful situation at Land's End. Easy parking. We stayed 2 nights before and after our trip to Stewart Island and both times had very good rooms facing the sea. Samantha drove us to the ferry and picked us up on our return, and generally looked after us. Good breakfast included. Large restaurant next door with spectacular views.

The staff were wonderful and made us feel very comfortable. The rooms were clean and tidy and had a lovely view of the ocean. Overall it was a pleasant experience
To make this more luxurious perhaps more use of the facilities would be good. As the restaurant closed at 7.30 and the town wa spretty much closed up we thought that, the lovely lounge setting could be a great spot for a small cosy bar setting, for a simple wine, whisky or tea by the fire while admiring the view.
It’s in a great location and Samantha was lovely. It was super useful to be able to leave our car there to go to Stewart island.
It’s not really what I was expecting in terms of boutique. If you can’t see the sea from your room then it’s a bit drab and there’s nothing to make it stand out. The breakfast was only continental with an egg option which was also a bit disappointing.

Views from the window’s & proximity to the lovely walks.
It’s advertised as a boutique hotel but it’s very tired in places. The carpet is fraying in several areas, wall paper is coming away from the walls. Our bathroom had mould in the ceiling and smelt damp. The breakfast was very limited. It’s expensive for what it is sadly.
