Breakfast was plentiful and good, location great.
Cleanliness was average at best, had to shower trap was blocked, main lift not working. Hotel in need of an update.
Seaview from our bedroom. Breakfast was sufficient for our needs, but I had to go out and buy skimmed milk (money refunded by hotel after discussion) after it wasn't available despite reception assuring me it was. Also, no earlier grey tea available and this is the first hotel not offering this choice. The evening meals were reasonable.
The main lift in the hotel broke on the first night we were there and was not repaired by the time we left 4 days later. The other lift was very small and there were problems for some disabled people getting out of it. On arrival we were not told that the room would only be serviced if we requested it and on the day we did request a service it wasn't done. The housekeeper did replace the towels very quickly but we wanted the room and cups etc to be cleaned. The only ladies toilet in the hotel was in the basement and should have been near the restaurant or lounge. The restaurant itself was disorganised. We expected to sit at the same table for every meal but the staff did not follow that procedure so when we ordered the meal selections for the day in question they were not delivered to the table that we put on the form. Another result of this was that I had to request my skimmed milk for every breakfast meal.
The staff were lovely, so friendly and welcoming especially those in the dining room.
The room was clean and best of all there was a large fan.
One of the lifts wasn't working, the other broke down at one point but was immediately sorted. This wasn't a major problem for me as I took the stairs most times.
The shower dribbled but there was a bath which was wonderful.
A couple of the guests were a bit nosy 7

In general the building was very run down.
The lifts did not work most of the time.
Which I feel was poor as there were a lot of older people with disabilities staying there and they had issues getting upstairs to their rooms.
No ramps for wheel chairs at front or rear entrance.
Major problems with outside people coming into the hotel for drinks, at times very annoying when you are trying to have a quiet drink after your evening meal and enjoy the entertainment.
Very helpful 👌 staff and the breakfast is OUTSTANDING and not far from the town centre or peir and other attractions

Location was great, breakfast was fantastic
One lift in action, extremely small lift just about got my husbands wheelchair in, after having to fold it up and he had to stand. Flippant reception lady said if it don't fit they would have to carry it up? How on earth could someone stay there if disabled once up in room would be trapped? One ramp which was through the dining area , which our dog was not permitted to be in. We struggled with the steps rather than pester reception to open the door to get back in.
Many emails prior to break asked for a room with a view, but once there they had nothing available, other than a room which was very small and the nice reception lady said might not fit wheelchair in?
So the room we had was second floor, and not to bad, clean and roomy, but the window over looking the fire escape stairs would not open.
We had been given two fans .
Bed, bathroom and shower all nice.
No fridge in room, so husbands medication left out all stay.
Over all not very disabled friendly.

The room was good value for the money
No air conditioning, no ice in the bar, no fried eggs available despite what the menu said. One lift broken apparently for at least a fortnight, the other available lift ridiculously small (max 300kg)

The staff and the breakfast were good.
The lift was not working. The rooms were not clean floors were not clean bathroom floor had blood on and hairs in bath - toilet was barely usable had to sit on sideways! sink falling apart - lights in bathroom kept tripping out - mattress had to sleep in middle or you roll off! - shower didn't work properly had to mop up every time it was used and seals had gone - pictures of outside hotel must be 20 years old now really run down and bedroom photos nothing like on site - downstairs toilets not accessible ladies had to use mens toilets if you have any mobility issues no disabled toilet either

The ladies on the reception and in the bar where very very good, made us feel very welcome. sorry did not catch their names.
Only one lift working can only fit 2 people in........ our room was on the fourth floor miles away. Our room was dirty and also had a broken plug socket and the room phone was so dirty. No towels in the room.
Will not use booking.com or stay at this hotel again. I have noticed if you use booking.com you get a CRAP room. The kid who was on breakfast duty made us feel we had to go, I would not employ him. unable to load photos to small........

When arrived, the carpark isn't clear to get to so had to park somewhere else the first night, I suggest a sign as Google maps takes u the wrong way where ur not aloud but for the location the price of carpark is the best in the area, 1 lift was out of order, the lift that was working was really small so hard to fit everyone in also it smelt of burning , had to use stairs alot which was bad as my partner has a bad leg and we was on third floor ,the room was outdated, alot of patched up paint work,didn't look fully clean there was marks all over the floor,the room didn't have a main light so it lacked lighting there was hairs in the bath that my partner had to clean, poor water flow, noticed the rust, handle on bath was hanging of so wasnt safe to get out bath which is a safety issue.

the cleaning was ok but cobwebs everywhere,
no aircon or decent fans in the room.
can not even get a coffee or drink before 12 noon
no food service after 8pm where most places are 9/10pm

It’s a charming grade 2 Victorian hotel. I love the high ceilings and the architecture. It has a lot of character and charm.
