When we got to the hotel the door was closed and nobody answered for a while and we were standing outside in the cold waiting. When the girl at reception opened the door to us she didn't even say hi and didnt hold the door for us, we were with 2 kids and 6 suitcases. Than the room we got was at the basement. Nothing in the description of the booking mentioned basement rooms. The bed and sofa bed are horrifically uncomfortable. Also unmentioned in the description is the price of $35 for and extra bed and $35 for a crib. Definitely not a 9 with kids as some say.

Floor above room 101 squeaks VERY loud when anyone walks on it. Enough to wake you up.
The location for our visit was perfect. We wanted a chill location and to experience a NYC slice of life. This property was perfect for that goal. It was great and we had a little patio too.
The location was great, the room with a full kitchen, living area, bedroom area, bath. The room was very spacious and such a wonderful place to call home for a week. There are shops, eateries, walking areas, and shopping nearby. Subway is also very close.
We were very impressed by how clean the property was kept. The staff do a GREAT job with room services. They service staff were very kind.
The property itself apart from the room is a little underwhelming, the staff were nice. There weren’t a lot of onsite services. We arrived late and not a lot of information about where to go to eat or get travel items. A list of local information should have helped us. Didn’t know who to call. Our dislikes are very minimal.
The Franklin Guesthouse was a very comfortable and spacious stay. It was amazing to have so much room in the city, with many bakeries, restaurants, and coffee shops within walking distance. Short walk to anything we needed.
We had a ground floor room, and even though we did technically have a window, it had no light in the room. Felt a little bit like being in a box, but we were almost never inside during the day, so it wasn't too bad.
We have stayed at this property in the past. We really like the location. It is close to our son's apartment and we like the neighborhood.
We were VERY disappointed in our experience this time. The person at the front desk when we arrived was almost dismissive. The bed was uncomfortable and small. The heat made so much noise that it woke me up and I had to turn it off. There was also a lot of noise from outside. We were supposed to stay 2 nights but decided to leave early because we did not want to sleep there again.

Our room was a deluxe suite which was perfect. Staff was amazing, helping us add an extra night during a blizzard without changing rooms.
It would be nice to have small items to buy, like a soda machine or a bagel for breakfast
Room was big, kitchenette, microwave, mini fridge, pull out couch. The staff was always at the front desk and helpful with any requests. We were on the first floor and could not hear any of the noise from the restaurant, which was a change from the last time we were there and stayed on the second floor.
The bed was a bit squeaky and movement felt on both sides. They charge for every hour you want to extend your check out even if it is not necessary. After paying the high price for the room it would be nice if they extended the time for even an hour like most hotels. Seemed petty. I think they should change that policy, as it feels like they don't appreciate you as a guest when you pay thousands of dollars to stay for 5 days.
