Hey told that have an restaurant, but is not working. Also after we made a booking whithout possible of refund the amount if we want to cancel our reservation, they write a message that they do not alchohol and is not allowed. But in general is good for one night trip.

Finding the entrance to the little street the hotel is on was a little bit difficult. A sign on the main street could be useful.
There was no laundry service nor washing machine.

We found this hotel online while researching different accommodation options on the island and made a reservation here for a number of reasons. 1. I liked the low price of about $ 45 in Turkish lira. 2. Beautiful architecture, comfortable rooms and large beds. 3. The hotel is on the first line from the sea and, finally, not in a noisy place, there is a convenient parking.
We have transited here since October 30th and were pleasantly surprised by our stay. The staff are exceptionally friendly, professional and helpful. Both English-speaking managers extremely polite helped in all our questions, and even assisted in paying for the Turkish SIM card, spending time on this. The room is clean and very comfortable. Breakfast is exceptionally tasty and varied - served on the terrace overlooking the sea. I am very grateful to all the staff at the hotel and highly recommend this hotel for rest and transit from the ferry to Izmir and Antalya.

We spent a very beautiful time, i suggest to any couple to try ...
First of all, no alcohol in this hotel! and also there's no elevator or swimming pool. Swimming in sea is possible, but is dangerous because of all the sea urchins, you really have to wear shoes when you go swimming. The next door hotel, Sim Butik Otel, is only 25 meters away and they serve alcohol .
The rooms are a bit small but very complete and everything works with only little damages yet. The best of this hotel is the staff and the breakfast. The staff is helpful and friendly, very professional. Breakfast is very complete with lots of choice. Next to the regular stuff there's also warm dishes like sausages, 3 different kind of eggs, borek and so on. The location is very quit, no loud disco's nearby, it's a 20-30 minutes walk to the city center.
Cunda is very touristic and prices are high. There are not many alternatives along the seaside. The next door Sim hotel is about 200TL/night. The nearby Panorama hotel is more expensive and has a pool and lots of families with children. The Dilmen Cunda Oteli is close to the city center, less luxury, but far more expensive (400/500 TL/night).
We visited the hotel off season and even then it was very good. Personnel are very friendly, hotel room is clean and new and all the amenities are good. It is by the sea with a nice view of Ayvalik bay and the Greek island of Crete. Cunda itself is ideal for a short break with many small restaurants serving sea food. Hotel is 10mins walk away from all the attraction. Breakfast served was amazing, much better than a 5 star hotel breakfast. Fresh cooked local pastry and all other local stuff like cheese and olives were very tasty. I would recommend Kivrak Hotel if you would consider having a break either a summer one or a city break.
I and my husband just had an amazing holiday in Cunda last 4 days. We found Kivrak Butik Hotel on booking.com and loved what we saw online. We found out that we were completely right. What we found as a hotel was a very nice building with a fascinating view. We had a very warm welcome. They were so friendly and accomodating. Obviously, it is not busy at this time of the year but how we were welcomed was very pleasing. Our room had this marvellous landscape and sea view. It was also very clean and tasefully decorated. We only found out there that alcoholic drinks weren't allowed in the premises BUT the owner of the hotel expressed this very nicely, he was so apologetic about the situation that there had been a misinformation on the side of booking.com but he made it clear in a polite way that it was the policy of the hotel, which we respected.
The breakfast was the highlight of our stay... It was a proper feast! We found the room on offer but it was well worthy even if we had paid the normal price. I bet during the season (summer) it rocks!
One amazing purchase... It is also so close to Cunda center which is a lovely village with Greek touches and friendly environment. We are thinking of going there again and taking our friends and family as well. A hotel that goes the extra mile in every way. We definitely recommend it!
You will not find anything better near Ayvalik / Cunda for this money.
I lived in 3 hotels in Ayvalik and 2 more hotels in Izmir and this hotel was the best.

This seems to be a very new hotel which is still trying to work out how to function. Our room was very clean and modern with a lovely view over the bay but stark in that there were no homely touches such as pictures, a hotel guide etc. The air con defied the attentions of a number of staff until it suddenly decided to work but then displayed a bright blue “on light” which illuminated the bedroom all night resulting with either staying awake from the heat or from the light, the bed had no top sheet, there was little hot water in the morning, the taps worked back to front (hot on the right), the extractor fan in the bathroom remained on all night (noisy), the wifi refused to work as did some of the light switches – in summary, the hotel has been built to be very high tec and some of the tec has not yet been commissioned properly. This may sound a long list of whining complaints but whilst one might expect to encounter one without comment, to get them all does allow one to complain (if you could find anyone in the hotel office to speak to which we could not). When the few staff were around, they were very friendly and helpful.
There is no lift and so you carry your bags up the stairs. Dinner was served in an adjacent dining room, you go out of the hotel entrance into an adjacent building to get to it. We were perhaps the first to eat in the hotel and therefore the “dining room” was not laid out in normal style, there were no waiters and the food was mainly cold dishes. Despite this, the food offered was the best vegetarian food I have been offered this trip and locally caught fish was available to those who ate meat. Similarly breakfast was superb with more choices than one could cope with and all of it freshly cooked or prepared. The hotel has a policy of not serving alcohol so you have to go to the next hotel (all of 20 metres away from the front door) to get a drink. Because of the lift situation, the hotel cannot be described as disability friendly. No doubt when it has been open some while and had more guests and sorted out its operational issues, it will offer a great hotel experience however we found it to be very unfinished and unprepared and did not enjoy our stay.
