Felt like home
Pros:

Zan-Seyoum Hotel felt like home the moment I arrived. The people there are so kind, always smiling, always checking if you’re okay — not because they have to, but because they care. Yohannes, the owner, is one of those souls who makes you feel like you’ve known him forever. The vibe is calm and grounded, like everything in Lalibela. You wake up to birds singing, mountains glowing in the morning light, and that quiet peace that only this sacred place has. After a day walking through the rock churches and hearing the priests chant, coming back here feels like returning to family. The food is simple and cooked with love, and every sunset from the terrace feels like a blessing. It’s not about luxury — it’s about heart. Lalibela has a special energy, and this hotel carries it beautifully.

Friendly, tremendous value option in Lalibela
Pros:

I spent two nights at Zan-Seyoum last week and immensely enjoyed the experience. The rooms are quite basic but clean, functional, and, for the price charged, offer tremendous value. The views are very nice too.

The internet is the area was not working but Yohannes proactively came up with a creative solution---installing a SIM card in each guest's phone to allow you to have unlimited internet access both at the hotel and while you roam in Ethiopia. (The telecom I used in Addis Ababa, Safaricom, does not offer coverage in Lalibela so this was a win-win for me.)

The breakfasts were sensational too. I am not a breakfast person so if I rave about them you know how yummy they are!

Finally, Yohannes is a very enthusiastic, charismatic character who is fun to interact with. He alone is reason enough to book a stay at his guest house.

The perfect choice for visiting Lalibela
Pros:

Yohannes was an amazing host. From the time we landed to the time we left, Yohannes along with Temesgen, the guide he arranged for us, made us feel like we were well looked after the entire time we were in Lalibela. Anything we needed they helped us with, and made sure we felt safe the entire time.

Simple but totally Worth it
Pros:

Johannes the owner is very friendly and accommodating, trying to making you feel like home. The room very very clean, with a comfy double bed and nice view from the balcony.
The room i was in didn't have a TV or wardrobe but that wasn't a problem at all for me.
Breakfast is simple but tasteful.
Hotel is safe as well as the surrounding area with nice local, cheap bars and restaurants close by. Had no problem with the conflicts in the outer/rural areas.
Can book trips to the churches, monasteries or hikes for wonderful nature and views through the hotel (with mister Destaw from Lalibela adventure Tour, totally recommend).

The perfect place in Lalibela
Pros:

When I arrived in Lalibela after traveling to other cities I was tired and needed somewhere cozy and comfortable where to stay, this place made the difference.

The hotel is beautiful and comfortable, the rooms are very spacious cozy and very clean.
A full and copious breakfast is served.
There's a generator in case of power failure

The best thing is that Yohanes, the manager, is the kind of friendly and responsive person I needed, I was made to feel very welcome, any question or practical need I had was solved in 2 minutes thanks to Yohanes' efficiency, he had everything under control and helped me right away with any of my concerns or questioning.

He introduced me to great guide Temesgen, who with I had great time during 3 days, we enjoyed our time having fun exploring this awesome city.
Thank you Yohanes for you reactivity 🙏
Thanks also to friendly young Teneshu willing to help anytime 🙂

Definitely a place I would choose again and recommend to anyone ataying in Lalibela

Great hotel with the most helpful and wonderful host/staff
Pros:

The hotel is clean, has hot water and good wifi - something you cant take for granted traveling here. What makes the hotel special is the host Yohannes. He goes out of his way to help you each day and has great advice. Also the staff is amazing. I got help with laundry and where to find a restaurant that didnt have crazy tourist-prices. They walked me all the way there to ensure that I found it and expected nothing in return. I was to moved by the excellent service. ALSO the breakfast is so tasty!

5 star performance, hospitable to the max
Pros:

Yohannes, the owner of Zan Seyoum Hotel, is a man with a heart of gold. I was welcomed with great love and kindness. I haven’t experienced such an abundant amount of care and attention anywhere before and I do travel a lot.

Seeing all of Lalibela, every UNESCO Workd Heritage church was made easy and seamless as Yohannes had provided me with a personal guide, Abeje. The entire experience was very agreeable. Everything was clearly arranged to be a well-oiled machine for tending to every last need of which any tourist could conceive.

It’s a shame the country (and tourism industry) has gone through not only the pandemic, but also a debilitating war. A treaty has been signed however and I travelled to Ethiopia not long afterward as it has always interested me and I finally had the chance to go. Not once did I ever feel unsafe.

Abeje, my personal guide, with whom I spent most of my time, especially sought to my every need while touring Lalibela and beyond. I trust him and Yohannes without a single doubt. They both are family men who love to serve and take their faith in God seriously. I opened up to them my last night there about the recent loss of my wife and it was as though I were talking with loved ones I had known for years.

Abeje was very insightful as well. I planned on going on another tour which goes through Abuna Yemata. He was well aware of the dangerous zones to avoid on the roads, and helped get me set up to continue my journey as safely as possible. I really would have been completely lost without him with me the entire time. I don’t usually use tour guides as I’ve done a lot of solo travel before. In this case Abeje was indispensable; I very much needed his knowledge and direction. Apart from keeping me well taken care of, Abeje was very well-versed in all things of which Lalibela is known across the world. He really gave the entire tour a deep level of historical and cultural insight. He is highly proficient in the English language, and overall a well-educated man. Both Abeje and Yohannes became my first Ethiopian friends while in Ethiopia. Lalibela was my first stop. I knew it would be an incredible place to behold. However, the beauty and exceptionalism of Lalibela is equally matched by the people I have grown to know and love there. They even called to check on me after I left to see that I was still doing well in their country. They truly do care.

I strongly encourage anyone reading this to make it there before passing on to the next life. It’s a bucket list type of place to go to and having grown to know these two men has also made it an experience I will carry in my heart till my final days.

The BEST hotel in Lalibela
Pros:

This hotel was one of the highlights for my trip to Lalibela. The service was phenomenal, the breakfast was delicious and the grounds of the hotel were Immaculate. The rooms themselves were clean, well furnished and free from insects. The staff were extremely attentive to our needs and we could tell they wanted us to have a great time. Pictured you will find us with the hotel owner and one of the staff members who was a gem of a human being. Stay here for the price, the service, the rooms and of course the lovely village of Lalibela.
